Old Business

  • Unless there’s an emergency, tenants may not directly contact Board members or Property Concepts. They need to contact the unit’s owner or owner’s representatives with any property concerns.
  • Replacing the timer for the garage exhaust fan will be included in next year’s budget.
  • Here’s notice that the Board will be enforcing the Rules & Regulations. Warning notices will be sent to unit owners with fines following if the violation has not been resolved.

New Business

  • A homeowner brought up the water intrusion in the lobby as a source of concern. We will be reaching out to companies to get a drainage report and proceed from there.
  • Our legal representation is in contact with the county to re-assign the parking lots to the owners of each unit, which should hopefully sort out the matter of garage taxes in the future.
    • We will also be asking them to rectify the classification of our exercise room as a commercial space (as it is not one). In the future, we should pay no taxes on the exercise room. 
  • Invoices for garage taxes have been sent to Ambassador I residents.
  • Fire Safety Pros has not responded to our request to repair their wiring job in the x04 stack. Thus, we’ve decided to contact the Safety Team instead to fix four small leaks in the sprinkler system in the garage.
  • The repairs in units affected by the hot water failure in 203 should all have been completed, with only the roof of the gym outstanding.
  • The Board will be engaging someone to come out and assess the condition of the fence, and give us a quote for replacing it. If the fence is rebuilt, we will be soliciting quotes for different fence styles for form, function, and safety considerations.
  • We will soon be setting up an opt-in email distribution list on the Ambassador II website. This should allow anyone, owners and residents included, to subscribe or unsubscribe (managing their own subscription) and get notifications about window washing, water shutoffs, fire alarm testing, or other relevant notices. This mailing list will only contain information we would be comfortable posting publicly on the website. 

Committee Reports

  • A homeowner has set up a forum for homeowners: https://www.facebook.com/groups/ambassador2seattle/
  • Google Fiber has offered free service to our property. After inspection, it was determined that our building was ineligible without performing some upgrades. We will investigate this in the future.
  • Fitness Room room equipment procurement remains on hold.

Security

  • No vehicles reported stolen in March. A firm reminder to never store your remote keys in your car.
  • No locker break-in attempts reported in March. Please don’t store valuables in lockers. Please also secure your locker with a high-quality lock to avoid and deter future break-ins.
  • No package thefts were reported in March. Please pick up your packages as soon as they arrive or, better yet, schedule them to be delivered to a more secure location like your work address or an Amazon locker.

  • Rule 3.12 – Rules & Regulations state that Realtor key boxes must be removed within 7-days of the sale or lease of the unit. Otherwise, there should be no other key boxes attached to the fencing anywhere on the property. All non-Realtor key boxes will be immediately removed and disposed of without notice.
  • Recycling reminders: Our recycling rules are identical to the City of Seattle’s. Please break down boxes, toss most packing materials into the trash, as most are not recyclable. IF IN DOUBT, THROW IT OUT. All plastic packaging is not recyclable. Paper towels are not recyclable. Caps on bottles are also not recyclable.

ALL RECYCLABLE ITEMS MUST BE CLEANED PRIOR TO PLACEMENT IN THE BINS

  • Rule 4.10 – DO NOT leave garage remotes in your vehicle. Non-resident owners, please discuss this continued security issue with tenants.
  • Rule 3.17 – It is our individual responsibility to secure the building. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose.
  • Rule 3.5 – Smoke from several units has been leaking into the hallway. This has been creating a persistent odor in the hallway and affecting other residents on the floor. As a reminder of the rule – “No owner or occupant shall make or permit any loud, excessive, or disturbing noises or odors by himself or herself, his or her family, employees, agents, or visitors, nor do or permit anything that will interfere with the rights, comforts, or convenience of any condominium owner or occupant. NO SMOKING IS PERMITTED IN THE COMMON AREAS OR GARAGE.” Violators will be fined and potentially charged to remove the odor in the hallway.

Things to Always Remember

  • MODIFICATION OF UNITS: Please review the Rules & Regulations prior to any modification of the unit (Rule 8.1 through 8.10). If one is planning to remodel their unit or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours to when the units are mostly unoccupied. All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall submit a request to the Board, which will render a decision.
  • PARKING IN GARAGE: The two (2) dentist office parking spaces are not to be used for guest parking. There is no guest parking in the garage, as all spaces are assigned. Unauthorized vehicles may be towed without warning at the vehicle owner’s risk and expense (Rule 4.1). Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided the Board a list of vehicles to tow on sight. NO WARNING!
  • WATER SHUT-OFF VALVE: There is a water shut-off valve located in every unit above the water heater. This valve will shut water off to your entire unit without affecting the whole building.

  • Fire Safety Pros came out for their annual fire alarm safety testing. Several units were not reachable; we will be reaching out to schedule and charge for a new service visit for the testing to be done.
    • Fire Safety Pros also noted that the x04 stack alarms were not working, despite how, on October 26, they had fixed the wiring issues and confirmed that it was working again. We will be following up to ask them to fix and test it properly.
  • We received an estimate from Fire Safety Pro for 2 pinhole leaks in the garage. These are apparently not an emergency, but should be fixed sooner than later. We will wait for a resolution on the x04 stack wiring before proceeding with any work.
  • We also noticed a separate leak above parking lot 74. Ashley will reach out to a plumber.
  • Restorations around the property are proceeding. Work in 506 and 103 is underway, 
  • In accordance with the Third Amendment to the Ambassador ll Declaration, the Board agrees to assign the cost of the insurance deductible for mitigation and repair of all units affected by the hot water heater leak to unit 203.
  • We have reached out to a couple companies to get a quote on deck inspections, following several reports of similar soft spots in decks. 
  • We will be soliciting an estimate and schedule for window washing in April.
  • Kate noticed that the building lights on the Howell St side are never turned on and that this might be an easy fix around the property. As they are very high up, we will be reaching out to someone to inspect them and see why.
  • Following a couple months of investigation after a homeowner’s inquiry, we have discovered that the city has labelled (and been charging taxes as though) our exercise room as a commercial space, which is incorrect. We will be reaching out to the City to inquire about changing the classification. We will be hopefully moving this along as quickly as possible to resolve this before the April 30 tax payment deadline.
  • Property Concepts is preparing invoices for all Ambassador I homeowners with garage spots for three years of garage taxes.

  • Google Fiber has offered free service to our property. After inspection, it was determined that our building was ineligible without performing some upgrades. We will investigate this in the future.

  • No vehicles reported stolen last month. A firm reminder to never store your remote keys in your car.
  • No locker break-in attempts reported in the last month. Please don’t store valuables in lockers. Please also secure your locker with a high-quality lock to avoid and deter future break-ins.
  • No package thefts were reported in the last month. Please pick up your packages as soon as they arrive or, better yet, schedule them to be delivered to a more secure location like your work address or an Amazon locker.

ALL RECYCLABLE ITEMS MUST BE CLEANED PRIOR TO PLACEMENT IN THE BINS

  • Rule 3.17 – It is our individual responsibility to secure the building. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose.
  • Rule 3.5 – Smoke from several units has been leaking into the hallway. This has been creating a persistent odor in the hallway and affecting other residents on the floor. As a reminder of the rule – “No owner or occupant shall make or permit any loud, excessive, or disturbing noises or odors by himself or herself, his or her family, employees, agents, or visitors, nor do or permit anything that will interfere with the rights, comforts, or convenience of any condominium owner or occupant. NO SMOKING IS PERMITTED IN THE COMMON AREAS OR GARAGE.” Violators will be fined and potentially charged to remove the odor in the hallway.

Things to Always Remember

  • MODIFICATION OF UNITS: Please review the Rules & Regulations prior to any modification of the unit (Rule 8.1 through 8.10). If one is planning to remodel their unit or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours to when the units are mostly unoccupied. All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall submit a request to the Board, which will render a decision.
  • PARKING IN GARAGE: The two (2) dentist office parking spaces are not to be used for guest parking. There is no guest parking in the garage, as all spaces are assigned. Unauthorized vehicles may be towed without warning at the vehicle owner’s risk and expense (Rule 4.1). Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided the Board a list of vehicles to tow on sight. NO WARNING!
  • WATER SHUT-OFF VALVE: There is a water shut-off valve located in every unit above the water heater. This valve will shut water off to your entire unit without affecting the whole building.

  • The board is continuing to work on collecting garage taxes from owners in Ambassador I.
  • A new fine structure has been ratified.

    • Future offenses – $500
  • A date for the fire alarm inspection is being determined. Owners will be notified with two weeks notice.
  • A date for the elevator replacement is being determined.

Upon further investigation, there are at least 8 unsecured lockers, and many more with locks that are very easily removed or worked around (ex. Bending the latch). Please secure your locker with a secure lock that can’t be easily cut.

  • Kate has been appointed the new member-at-large by unanimous board vote. Welcome, Kate!
  • A flooding incident in December affected many units in the west building. Currently, Servpro has been working on mitigation. The Board is still getting quotes for repairs for all the units affected, which includes coordinating with each unit owner, and we hope to expedite this process now that the holidays are over.
    • We are reviewing our insurance documents for how payment will be handled.
  • Speaking of insurance, the Board is reviewing documents and preparing to renew our insurance.
  • The Board is continuing to pursue efforts to collect owed garage taxes from Ambassador I.
  • We have confirmed that no taxes are owed on the exercise room. We will investigate whether this tax was ever paid.
  • Bulger has fixed the alley garage door and added the astragal
  • We have also provided Bulger with the information needed for them to estimate a quote for the fob conversion.

  • A vacancy has opened up for the Member-at-large position. Please contact the Board if you have questions about the role or are interested.
  • We are scheduling further plumbing and repair work for the leak between 101 and 102. 
  • The Board has signed off on the bid for elevator modernization. Members of the Board also noted that the key that is supposed to reside in the elevator key box for the Seattle Fire Department must also be replaced, and Brian will be reaching out to our TK Elevator contact about this. We will also have to coordinate with the City to gain access to the box.
  • Some species of birds nest in the dryer vents and this has been an issue here for some time now. The Board would like to coordinate with homeowners to alleviate the issue. For example, can we reduce the number of such birds, or find solutions to cover the dryer vents?
  • The north stairs have been rebuilt. The vendor had also returned to address the issue of water pooling on the landing, which looks to be less than before.
  • The Board has authorized Property Concepts to make another effort to collect back-owed taxes from Ambassador I regarding the garage spaces.
  • We are asking Bulger to scope the complexity and cost of converting all the communal keys around the building to fobs.

Otherwise, there should be no other key boxes attached to the fencing anywhere on the property. All non-Realtor key boxes will be immediately removed and disposed of without notice.
  • Recycling reminders: Our recycling rules are identical to the City of Seattle’s. Please break down boxes, toss most packing materials into the trash, as most are not recyclable. IF IN DOUBT, THROW IT OUT. All plastic packaging is not recyclable. Paper towels are not recyclable. Caps on bottles are also not recyclable.

ALL RECYCLABLE ITEMS MUST BE CLEANED PRIOR TO PLACEMENT IN THE BINS

  • Rule 4.10 – DO NOT leave garage remotes in your vehicle. Non-resident owners, please discuss this continued security issue with tenants.
  • Rule 3.17 – It is our individual responsibility to secure the building. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose.
  • Rule 3.5 – Smoke from several units has been leaking into the hallway. This has been creating a persistent odor in the hallway and affecting other residents on the floor. As a reminder of the rule – “No owner or occupant shall make or permit any loud, excessive, or disturbing noises or odors by himself or herself, his or her family, employees, agents, or visitors, nor do or permit anything that will interfere with the rights, comforts, or convenience of any condominium owner or occupant. NO SMOKING IS PERMITTED IN THE COMMON AREAS OR GARAGE.” Violators will be fined and potentially charged to remove the odor in the hallway.

Things to Always Remember

  • MODIFICATION OF UNITS: Please review the Rules & Regulations prior to any modification of the unit (Rule 8.1 through 8.10). If one is planning to remodel their unit or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours to when the units are mostly unoccupied. All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall submit a request to the Board, which will render a decision.
  • PARKING IN GARAGE: The two (2) dentist office parking spaces are not to be used for guest parking. There is no guest parking in the garage, as all spaces are assigned. Unauthorized vehicles may be towed without warning at the vehicle owner’s risk and expense (Rule 4.1). Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided the Board a list of vehicles to tow on sight. NO WARNING!
  • WATER SHUT-OFF VALVE: There is a water shut-off valve located in every unit above the water heater. This valve will shut water off to your entire unit without affecting the whole building.

  • Regarding the renovation of the north stairway, our contractor says that the work will be done by the end of the week.
  • The Board understands that Fire Safety Pros came out and fixed the wiring issue for the fire alarms in the x04 stack, and will follow up to confirm.
  • We have received the quote for a complete elevator modernization, which is estimated to cost about 200k. This work encompasses replacing the elevator car, equipment to move the car, and bringing the elevator room up to code, and the modernization should last 15+ years. We are hopeful that this update will mean it is much easier to repair the elevator if and when it breaks down in the future, with parts being easier and faster to source (even things like replacing buttons or adding tamper-proof buttons). 
  • City of Seattle will be helping replace the keys in the fire box.

  • The painting of the south stairwell has been completed thanks to the help of intrepid homeowners, with the exception of a small portion at the top where an extension ladder is needed. Big shoutout to Diane and Lauri for helping make the painting party a success, and to Kate for the treats.
  • Window cleaning and dryer vent cleaning was completed on September 29th and 30th. Extra windows were cleaned this time, including the outside of the exercise room windows.
  • TK Elevators will be performing elevator modernization in the next year and will be coming out to inspect the elevator.
  • We’ve received a change order from Steadfast, adding extra work to our bid for repairing the stairs. Unfortunately, it seems one of the posts holding up the landing has rotted. Steadfast will be replacing these and adding flashing to divert the rain away. The Board approved this change order.
  • The 2022 Reserve Study has been received and will be posted to the website.
  • The Board votes in favor of proceeding with a lawsuit to collect unpaid dues on the McShane unit.
  • Regarding the garage fees not collected from Ambassador I for the past two years, Property Concepts accounting has confirmed the figures and will shortly notify Ambassador I, so we can work together on this going forward. 
  • We have accepted a bid from Fire Safety Pros to repair the fire alarm wiring in the x04 stack and should have the work scheduled soon.
  • The Board has agreed to update our fine structure in order to increase future fine effectiveness. The new fine structure will be updated in the Rules & Regs. Briefly, the first offense will still be a warning, with the second offense at $50, the third at $200, and the fourth and beyond at $500.
  • Amazon Key for Business has a new box in the garage to solve connection issues with the callbox. Hopefully this resolves any issues with the service. Please remember not to buzz in people you are not expecting.
  • The website migration has been completed. Thank you Brian for heading this!

  • The Board discussed the feasibility of asking Ambassador I to share other common costs regarding the trash room, such as large item junk removal.
  • A homeowner has offered to help redo some of the window screens in the common areas. She and Brian have formed a task force to get the materials and complete this task.
  • We have received an estimate to repair the north stairwell from Steadfast. The Board agreed to proceed with the proposal, which should keep the stairwell in good shape for the next thirty years.
  • The Board is still waiting on the results of the Reserve Study as well as the estimate for elevator modernization, to be performed sometime next year.
  • The Board has accepted the estimate for window washing this October and we will have a date for this scheduled soon. Notices to homeowners will go out once this is finalized. The cleaning should include sweeping of dryer vents.
  • We have scheduled a painting party on Saturday, September 24th, to try and finish painting the east stairwell, which has been prepped for some time. Contractors are not available for such small jobs and we figure we can get it completed and over with soon with some people power. Pizza will be provided. 
  • Unknown actors have pulled out some of the irrigation hose. We have decided to revisit this problem in the early spring, as the season for irrigating is almost over.
  • Ambassador II website migration will be occurring the coming Wednesday. Thank you Brian for performing the migration. 
  • The Amazon Key for Business has been reported not to be working. We believe this is a software issue, and not related to the hardware installed in the callbox malfunctioning. Brian will work to find the appropriate technical contacts on Amazon’s side if this is not resolved. Please remember not to buzz in purported delivery people unless you are expecting such a package.

Old Business

  • Unless there’s an emergency, tenants may not directly contact Board members or Property Concepts. They need to contact the unit’s owner or owner’s representatives with any property concerns.
  • Replacing the timer for the garage exhaust fan will be included in next year’s budget.
  • Here’s notice that the Board will be enforcing the Rules & Regulations. Warning notices will be sent to unit owners with fines following if the violation has not been resolved.

New Business

  • Regarding the Member at Large position
    • Brian C has volunteered for the position
    • The board has voted unanimously to appoint Brian C as the new Member at Large
  • Graffiti on Summit has been finally removed.
  • A new spot is available on the bike rack due to a homeowner leaving. Jonathan to update bike records.
  • It has been brought to the attention of the board that the meeting minutes are delayed being published to the website.
    • Ambassador II is currently migrating to a new hosting solution. Brian H oversees the migration, which we aim to complete in the upcoming few weeks.
  • Regarding Exercise room tax: What is this money being collected for? 
    • Jonathan to follow up with sending an email to the Washington tax office, to seek clarification on the situation
    • The board will request an update from Property Concepts about this fee collected
  • Regarding stairwell that needs to be painted:
    • There is a lack of contractors that are willing to complete this overdue project. The board will assess the possibility of a painting party, where volunteers would each paint a small section.
  • Homeless encampment near the condominiums were removed last week by the City. 
    • The board is monitoring the security situation
  • Regarding failed windows in the common areas:
    • Brian H will be removing failed window screens
    • Broken seals will require a window replacement project. The board will assess once we receive the reserve study
  • Regarding the reserve study, Jay has done a walk around with the assessor.
    • The board will receive the Reserve study early September
  • Regarding Elevator repairs
    • The board has been contacted by the maintenance company that the property’s elevator needs refreshing, as the current model’s parts are no longer being widely produced
    • Delaying the upgrade may increase future elevator maintenance periods, as parts will become scarce
    • The board has voted unanimously to approve placing Ambassador II on the waiting list for TK Elevator
  • Regarding Stucco Replacement
    • East side of the building will need refacing done soon.
    • The board discussed if there was a possibility of replacing the material while doing the refacing project
    • The board will discuss this topic again with the additional details provided by the Reserve Study
  • Regarding fire alarms and fire suppression.
    • During the previous building maintenance, the general fire alarm for the x04 stack was damaged.
    • Fire suppression in the garage requires fixing.
    • Ashley to schedule repairs required for both items.

Committee Reports

  • A homeowner has set up a forum for homeowners: https://www.facebook.com/groups/ambassador2seattle/
  • Google Fiber has offered free service to our property. After inspection, it was determined that our building was ineligible without performing some upgrades. We will investigate this in the future.
  • Fitness Room room equipment procurement remains on hold.

Security

  • One vehicle was reported stolen in July, and several others broken into. A firm reminder to never store your remote keys in your car.
  • Several locker break-in attempts reported in July. Please don’t store valuables in lockers.Please also secure your locker with a high-quality lock to avoid and deter future break-ins.
  • No package thefts were reported in July. Please pick up your packages as soon as they arrive or, better yet, schedule them to be delivered to a more secure location like your work address or an Amazon locker.

  • Rule 3.12 – Rules & Regulations state that Realtor key boxes must be removed within 7-days of the sale or lease of the unit. Otherwise, there should be no other key boxes attached to the fencing anywhere on the property. All non-Realtor key boxes will be immediately removed and disposed of without notice.
  • Recycling reminders: Our recycling rules are identical to the City of Seattle’s. Please break down boxes, toss most packing materials into the trash, as most are not recyclable. IF IN DOUBT, THROW IT OUT. All plastic packaging is not recyclable. Paper towels are not recyclable. Caps on bottles are also not recyclable.

ALL RECYCLABLE ITEMS MUST BE CLEANED PRIOR TO PLACEMENT IN THE BINS

  • Rule 4.10 – DO NOT leave garage remotes in your vehicle. Non-resident owners, please discuss this continued security issue with tenants.
  • Rule 3.17 – It is our individual responsibility to secure the building. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose.
  • Rule 3.5 – Smoke from several units has been leaking into the hallway. This has been creating a persistent odor in the hallway and affecting other residents on the floor. As a reminder of the rule – “No owner or occupant shall make or permit any loud, excessive, or disturbing noises or odors by himself or herself, his or her family, employees, agents, or visitors, nor do or permit anything that will interfere with the rights, comforts, or convenience of any condominium owner or occupant. NO SMOKING IS PERMITTED IN THE COMMON AREAS OR GARAGE.” Violators will be fined and potentially charged to remove the odor in the hallway.

Things to Always Remember

  • MODIFICATION OF UNITS: Please review the Rules & Regulations prior to any modification of the unit (Rule 8.1 through 8.10). If one is planning to remodel their unit or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours to when the units are mostly unoccupied. All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall submit a request to the Board, which will render a decision.
  • PARKING IN GARAGE: The two (2) dentist office parking spaces are not to be used for guest parking. There is no guest parking in the garage, as all spaces are assigned. Unauthorized vehicles may be towed without warning at the vehicle owner’s risk and expense (Rule 4.1). Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided the Board a list of vehicles to tow on sight. NO WARNING!

  • A pamphlet regarding the locker proposals will be included in the booklet for the Annual Meeting. The Board will be soliciting opinions about this and the security cameras at the meeting.
  • The mailed-out 2021 Annual Meeting Minutes contained the wrong dates and numbers in a bullet point about the reserve study. This will be noted at the Annual Meeting and fixed in the version posted to the website.
  • We agree to ask our window cleaner to add the unwashed common windows to the October window cleaning bid, namely around the fitness centre and the lobby area.
  • Work in Ambassador I (and the unfortunate reality that Ambassador I and II share a water main) means that we anticipate a water shutoff in the coming weeks.

Committee Reports

  • We are investigating the possibility of installing a package locker for package deliveries. Information about this will be presented at the 2022 Annual Meeting.
