Meeting was called to order at 6:33pm. The January 2019 minutes were approved as written.

Homeowners Forum
No homeowner attended the meeting this month.

Old Business
● The intermittent roof leak on the West Building, thought to be repaired, continues to leak. Our roofers will come out again to examine the situation further and attempt further repairs.
● The newly installed ceiling lamps in the east building have had a higher than expected failure rate.
However, they are under warranty for many years and our provider has been very responsive about replacing them. The number of failures is diminishing. The new fixtures has lowered our electricity usage by approximately 10%, as expected.
● The annual mandatory fire horn inspection is Presidents Day Monday, February 18th.
● Once again we are trying to find a contractor to inspect and refurbish the -04 stack. Contractors for a project less than 7 figures are hard to come by. We are also having troubles finding a carpet contractor.

New Business
● The Board welcomes returning member Shaun Ross. He resumes his unfilled position as Secretary.
● A small leak between condo units in the East Building has been identified as a leaking sprinkler pipe. Leak repaired. Interior work to follow.
● The cold spell will undoubtedly kill a number of plants in our gardens.
● The East Building halls will be repainted starting soon. Wall and trim colors will be essentially the same colors as they are now. Doors will not be done. Our regular painting person will paint half of each floor per month at the same rate he charges to do weekly or biweekly touch ups. Our only extra costs will be additional paint. Half of each floor will be the elevator lobby and short hall one trip. The longer hall the next month.

Committee Reports
● The 600 E Howell project continues. Excavation is complete. Foundation work and preliminary utility layout is underway.

Security
● Continued burglaries of residential garages. Non-resident owners, please discuss this continued security issue with tenants. No reported vehicle break-ins reported last month.
● No packages reported stolen from the lobby last month. Almost 100% of stolen packages are left in the lobby for more than 24 hours.

Rules
● Recycling reminders : Our rules are identical to the City of Seattle’s recycling rules.
● Personal items may not be stored in common areas. These items may be disposed of without notice and at the unit owners expense.


Things to Always Remember
● GARAGE SECURITY: Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely (Rule 3.17). Do not leave garage remotes in vehicles
(Rule 4.10). When a vehicle is broken into, thieves usually take the remote, as it’ll be much easier for them to re-enter the garage for additional burglarizing. We strongly advise residents to never leave anything in lockers or vehicles that one does not wish to lose. Leaving valuables or even non-valuables in plain sight is an invitation for thieves. It is our individual responsibility to secure the building.
● PARKING IN GARAGE: The Dentist office spaces are not to be used after hours for guest parking. There is no guest parking in the garages. All parking spaces are assigned. Unauthorized vehicles may be towed without warning at owner’s risk and expense. Non-resident owners, please advise tenants. The Dentist office has provided us a list of vehicles to tow on sight. No warning. These vehicles often park overnight and on weekdays.
● WATER SHUT-OFF VALVE: Every unit has a water shut-off valve located above the water heater. This valve will shut water off to your entire unit.
● REGULAR UNIT INSPECTIONS: Owners not residing in their unit are strongly encouraged to inspect their unit on a regular basis, as tenants tend to not report damage to the unit. Non-resident owners who
live out of the area are required by statute RCW 59.18.060(15) to have a local representative to protect their interests.
● Recent changes to condominium law (RCW 64.38.035(e) et.al) now permits electronic delivery of Association communications. If you type OPT IN AMBASSADOR II in the subject line and include your name and unit number you will not receive paper copies, but you can read our Board Minutes that are posted monthly on our website. All other mailings will be sent via first class mail.

Next Board meeting is scheduled for Monday, March 11th, 2019 at 6:30pm in unit E-108.
