Homeowners Forum
● No homeowners were present at the meeting this month.

Meeting was called to order at 6:35pm. The September 2013 minutes were approved as written.

Treasurer’s Report
For period ending September 30, 2013. Bank, Savings and Investment Accounts
Checking: $50,771.35
Washington Federal Replacement/Special Assessment Reserve CD: $271,573.75

● No committee reports.

Old Business
● The fire panel has been upgraded to wireless monitoring, eliminating one of our three phone lines. We’ll be dropping this line soon.
● The 2013 Reserve Study has been completed and is available for all to view on our website. We are in very good standing with our reserves are 89.8% funded. This is rare for most condo associations. This is a positive number for both buyers and sellers. The Board is satisfied with our current rate of savings and will continue at current levels, adjusting only for inflation.
● A CONTINUED REMINDER, please wait for the garage gate to close completely before proceeding to your parking space or away from the building. If you walk out the garage gate and not the pedestrian door, please wait for the garage gate to close completely before walking away from the building or proceeding to the elevator. All homeowners with tenants, please pass along this message to your tenants. It takes a village to
keep our property and personal safety secure.
● Recycling observations: about 70% of all boxes in the recycling bin contain non-recyclable items — styrofoam, packing peanuts, random pieces of metal and plastic. Around 40% of store bought plastic garbage bag contain food. Less than 10% of paper grocery bags contain food. So, please consider carefully what you place in recycling bins.
● Thank you fellow residents for continually contacting the police to report loiterers and other suspicious persons on our property. The Board continues to search for alternatives to prevent unwanted persons from loitering on and around the property.
● The manufacturing process of the antiloitering strips should be completed later this month with installation taking place later in the year. These steel strips will replace the failed antiloitering devices on the alley concrete walls near the garbage room and around the City Light vault.

New Business
● A minor roof leak on the West building has been repaired.
● An electrical problem in the fitness center / bike storage room has been repaired.
● There’s a small leak from the ceiling of the alley garage, which we are looking into. It appears to be coming from the x12 stack of units.
● 10 additional Ambassador 1 limited access keys have been sent to the Ambassador 1 Board; bill for these keys has been sent as well.
● If your window spring balances are in need of replacing, please contact Brian at Einar Johanson Insulation & Glass in Bitterlake (922 N 128TH St, Seattle, WA 98133; 2063624031; open Monday Friday). Part numbers are located on each spring balancer. These parts are very inexpensive and typically take about 1-2 weeks to arrive from the date of order.
