● No reports.

Security
● CONTINUED REMINDER TO ALL RESIDENTS: Before proceeding away from the building or to your parking space (Rule 3.17), please wait for the Summit Ave garage gate to completely close.
● No locker or vehicle break-ins were reported in September. Because of the continued rise in residential garage burglaries, we strongly advise residents to never leave anything one does not wish to lose in lockers or vehicles. Leaving valuables or even non-valuables in plain sight is an invitation for thieves. Non-resident owners, please discuss this continued security issue with your tenants.
● No package thefts were reported in September. The Board continues to advise residents to consider having packages delivered to ones workplace or other secure address. Packages should be picked up promptly, as packages left for extended periods may be considered abandoned.

Rules
● No short-term tenants rules 11.7 and 11.8 will be added to the Rules & Regulations in November 2016. The Declaration (10.4 and 10.5) has already stated ‘rental leases may not be less than 6-months.’ These new rules have been added to be more detailed as well as to list fines. A full, current rules document is now available on our website.
● Recycling reminders: Items not acceptable in recycling bins include pizza boxes, individual plastic bags, styrofoam of any kind, cloth of any kind, and food of any kind. Just because it’s plastic does not mean it’s recyclable.

Old Business
● One of the Association’s assigned $10K insurance deductibles has been paid. We’re working with the other owner to insure the remaining amount is returned to the Association in a timely manner.
● Owners not residing in their unit are encouraged to inspect their unit on a regular basis. In the last few years, we’ve seen multiple instances including an incident last month where tenants did not report maintenance issues that have caused unnecessary damage to two units.
● The leak in August was due to a toilet tank float not shutting off, which over time led to the wax seal failure. Please make sure your fixtures and appliances are working properly. The toilet in question was original equipment, which for many years the Board has recommended replacing. Please check your equipment and prevent another leak.
● Missing emergency contact information. Have you changed phone numbers and/or email addresses? There are still homeowners who have not contacted Property Concepts with current emergency contact information. Please contact Jack Taylor at Property Concepts to make sure he has current phone number(s), mailing address, and email address(es) for you and/or your tenant. His contact information is listed below.
● Window cleaning was completed Thursday & Friday, October 6th & 7th, 2016.
● The previous water damage repairs have largely been completed.
● WATER SHUT-OFF VALVE >>>>>>>>>>>>>
Please be aware there is a water shut-off valve in every unit, which is located on the wall above the water heater. This valve will shut off the water to your entire unit. Each individual appliance should also have its own shut off valve as well.
● The Association’s insurance deductible will increase from $10K to $20K per water damage claim. The deductible for all non-water damage claims will remain at $10K per incident. Per the 3rd Amendment to the Declaration, the at-fault owner is responsible for the amount of the Association’s insurance deductible. Homeowners without insurance will be responsible for the entire damage bill. This change will take in effect in February 2017.

New Business
● A contractor has been located to complete roof repairs, however. We have no set repair date. They’ll contact us with their schedule as it becomes available. But no worries, the temporary repairs are still holding.
● The exterior repair of the east side of the x01 stack of the west building continues to be delayed. This time it’s a scheduling issue. Scaffolding will be installed (near the Dentist office) at some point this month.
● Last month, Resound Energy did a walk through of both buildings looking at our light fixtures. They have submitted an intriguing proposal. We will re-examine the proposal in the spring. (Look inside Ambassador I to see their recent LED lighting upgrade.)

Meeting adjourned at 6:58pm.

Next Board meeting is scheduled for Monday, November 14, 2016 at 6:30pm in Unit E108.
