Homeowners Forum

  • One homeowner attended the meeting this month.

Old Business

  • Unless there’s an emergency, tenants may not directly contact Board members or Property Concepts. They need to contact the unit’s owner or owner’s representatives with any property concerns.
  • Spitting on the walls is not permitted. Please stop. If caught, fines will be assigned to unit owners.
  • Replacing the timer for the garage exhaust fan will be included in next year’s budget.
  • Here’s notice that the Board will be enforcing the Rules & Regulations. Warning notices will be sent to unit owners with fines following if the violation has not been resolved.

New Business

  • We are looking to have the annual fire alarm testing scheduled for February. As soon as this is on the books, we will mail out a notice to all homeowners.
  • The Board has unanimously voted to update the Wa Fed withdrawal criteria to reduce the number of signatures needed from two to one.
  • Property Concepts will arrange for hauling of some of the large items left in the trash room and outside the Summit Ave gate.
  • We will be reaching out to Bulger to discuss potential solutions for security for areas not to be used by residents.
    • Someone is taking packages from this building and neighboring buildings and leaving the packaging. We are also considering installing an Amazon package locker in order to deter the person from coming to Ambassador II completely.
  • Our Amazon reimbursement for the callbox was sent to Mesa, AZ. but we have had it reissued and are expecting it soon.

Committee Reports

  • The Board will allocate some effort to moving our website and mail domain off our current hosting solution.
  • We are investigating the possibility of installing a package locker for package deliveries. The quote we received would be 11k for the installation fee; however, this is not something we have allotted for our 2021-2022 budget.
  • A homeowner has set up a forum for homeowners: https://www.facebook.com/groups/ambassador2seattle/
  • Google Fiber has offered free service to our property. After inspection, it was determined that our building was ineligible without performing some upgrades. We will investigate this in the future.
  • Fitness Room room equipment procurement remains on hold.

Security

  • No vehicles were reported stolen in November. A firm reminder to never store your remote keys in your car.
  • No locker break-ins reported in November. Please don’t store valuables in lockers.
  • Several package thefts were reported in November. Please pick up your packages as soon as they arrive or, better yet, schedule them to be delivered to a more secure location like your work address or an Amazon locker. 

Rules

  • Rule 3.12 – Rules & Regulations state that Realtor key boxes must be removed within 7-days of the sale or lease of the unit. Otherwise, there should be no other key boxes attached to the fencing anywhere on the property. All non-Realtor key boxes will be immediately removed and disposed of without notice.
  • Recycling reminders: Our recycling rules are identical to the City of Seattle’s. Please break down boxes, toss most packing materials into the trash, as most are not recyclable. IF IN DOUBT, THROW IT OUT. All plastic packaging is not recyclable. Paper towels are not recyclable. Caps on bottles are also not recyclable.

ALL RECYCLABLE ITEMS MUST BE CLEANED PRIOR TO PLACEMENT IN THE BINS

  • Rule 4.10 – DO NOT leave garage remotes in your vehicle. Non-resident owners, please discuss this continued security issue with tenants.
  • Rule 3.17 – It is our individual responsibility to secure the building. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose.
  • Rule 3.5 – Smoke from several units has been leaking into the hallway. This has been creating a persistent odor in the hallway and affecting other residents on the floor. As a reminder of the rule – “No owner or occupant shall make or permit any loud, excessive, or disturbing noises or odors by himself or herself, his or her family, employees, agents, or visitors, nor do or permit anything that will interfere with the rights, comforts, or convenience of any condominium owner or occupant. NO SMOKING IS PERMITTED IN THE COMMON AREAS OR GARAGE.” Violators will be fined and potentially charged to remove the odor in the hallway.

Things to Always Remember

  • MODIFICATION OF UNITS: Please review the Rules & Regulations prior to any modification of the unit (Rule 8.1 through 8.10). If one is planning to remodel their unit or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours to when the units are mostly unoccupied. All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall submit a request to the Board, which will render a decision.
  • PARKING IN GARAGE: The two (2) dentist office parking spaces are not to be used for guest parking. There is no guest parking in the garage, as all spaces are assigned. Unauthorized vehicles may be towed without warning at the vehicle owner’s risk and expense (Rule 4.1). Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided the Board a list of vehicles to tow on sight. NO WARNING!
  • WATER SHUT-OFF VALVE: There is a water shut-off valve located in every unit above the water heater. This valve will shut water off to your entire unit without affecting the whole building.

New Business

  • Re-keying has been completed by Bulger. 
  • After some investigation into the courtyard lights, the Board has discovered that it would require extensive work to fully repair. These lights seem to have been off for a long time, so we have decided to deprioritize fixing these. However, we will attempt to repair the lights under the first-floor walkway, as those provide significant visibility.
  • Our contract with Global has been terminated. We continue the search for new companies or new security solutions. Ambassador I does  not have a security firm, but our two buildings have differences to consider.
  • The Board has unanimously agreed to give our cleaner, Annette, a holiday bonus of $200.
  • We have replaced outdated names on the towing contact list with new contacts from the Board.
  • Status updates on units:
    • 402, 501: We believe that all mitigation and repairwork for these units is done, but we need to verify this with the vendors before stamping this complete.
    • 301/201: A pipe in the wall in 301 was leaking. Mitigation has occurred and a plumber has repaired the leak, but we are still waiting on the full report from Maintco. Restoration is pending.
    • 208: Maintco has been called to look into a possible water leak in the dryer vent. They are scheduled to return with the full equipment necessary to assess the situation.
    • A formal warning has been sent to the owner of unit 212 addressing the noise complaint.
    • 112: A board member will work with the owner of unit 112 regarding the storage locker. 
    • 102/103: We have received the final bill. We will need reserve funds to pay for repairs for this project. 
    • 108: The Board has re-ratified the decision to pursue legal action against 108 for their delinquency on HOA dues.
  • Ashley has been asked to look into some projects from the reserve study that we may want to begin scheduling.
