Meeting was called to order at 6:35pm. The August 2019 minutes were approved as written.

Homeowners Forum
● No other homeowners attended the meeting this month.

Old Business
● 3rd floor repainting of the East Building hallway is complete; 4th floor repainting will begin soon.
● When in public areas of the property, please be considerate of your conversation volume especially in the courtyard. Sounds echo off the pavement and surrounding buildings.
● Reserve Study has been completed and has been published on our website; we’re in good shape.

New Business
● The East Building’s new carpet has been ordered. Once it arrives into Great Floors’ inventory, installation will be scheduled. We’re still on schedule for installation in September or October.
● Refurbishing the -04 stack’s east exterior wall has been postponed until early Spring 2020. An issue with permits would have pushed the project into potentially freezing weather is the reason for the postponement. Letters with the update have been mailed to all -04 stack owners.
● Window and vent cleaning has been scheduled for Thursday and Friday, October 3rd and 4th. Please remove your screens and secure the windows if you’d like them cleaned.
● A number of our door locks are beginning to fail. Within the past couple of weeks, two tumblers failed requiring a locksmith to fix them. The locks are approaching 15 years old. We are looking into replacing the locks before the end of the year. This will entail distribution of all new keys. Everyone will have advance notice prior to installation.
● Before the end of the year, we will also replace the fire panel in the electrical room.
Committee Reports
● The 600 E Howell project continues. Working on the 5th floor. Please see ‘Seattle in Progress’ for design details and scope of the project: https://www.seattleinprogress.com/project/3024635/page1/
● The Fitness Room Committee is looking into what ‘previously-owned’ commercial equipment is available. We’re looking to have a new piece of equipment in the room before year’s end.

Security
● No locker break-ins reported in August. Please don’t store valuables in lockers, as they are easily accessible to thieves entering the garage through unattended open doors.
● Continued burglaries of residential garages. Non-resident owners, please discuss this continued security issue with tenants. No reported vehicle break-ins in August.
● No reported package thefts reported to the Board in August. Please pick-up your packages as soon as they arrive or schedule them to be delivered to a different location.


Rules
● Recycling reminders : Our recycling rules are identical to the City of Seattle’s. USED NAPKINS, FACIAL TISSUE, AND PAPER TOWELS ARE NOT RECYCLABLE AFTER USE, AS THEY ARE CONSIDERED CONTAMINATED. IF THEY ARE SOILED WITH FOOD, THEY MAY BE PLACED IN THE COMPOST
BINS. IF THEY ARE SOILED FROM HOUSEHOLD CLEANERS, THEY NEED TO BE TOSSED IN THE GARBAGE. – – – > IF IN DOUBT, THROW IT OUT < – – –
● Personal items may not be stored in common areas. These items may be disposed of without notice and at the unit owners expense. This includes doormats in the East Building hallways. Doormats are allowed on the West Building walkways.

Things to Always Remember
● NEIGHBORLINESS: Please be kind and courteous to one another. It doesn’t matter whether you are an owner or a tenant. We are a community of residents. Please smile and greet your fellow residents when you see one another on or off the property. It’s the neighborly thing to do.
● OWNER CONTACT INFORMATION: There are still a large number of units with out-of-date contact information. Please contact Property Concepts to confirm or update your latest mailing address, phone(s) and email(s). We recommend using non-work related email addresses and phone numbers.
● WATER SHUT-OFF VALVE: Every unit has a water shut-off valve located above the water heater. This valve will shut water off to your entire unit without affecting the whole building.
● GARAGE SECURITY: It is our individual responsibility to secure the building for all. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely (Rule 3.17). Do not leave garage remotes in vehicles (Rule 4.10). When a vehicle break-in occurs, thieves typically take the remote, as it’ll make it much easier for them to re-enter the garage for additional burglarizing. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose.
● PARKING IN GARAGE: The four (4) dentist office parking spaces are not to be used for your guest parking. There is no guest parking in either garage, as all spaces are assigned. Unauthorized vehicles may be towed without warning at owner’s risk and expense. Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided the Board a list of vehicles to tow on sight. NO WARNING! These vehicles often park overnight, or on weekdays.
● REGULAR UNIT INSPECTIONS: Owners not residing in their unit are strongly encouraged to inspect their unit on a regular basis, as tenants tend to not report damage. Non-resident owners living out of the area are required by statute RCW 59.18.060(15) to have a local representative to protect their interests.
● If an owner is planning to remodel or make substantial construction noise, it is courteous to notify all surrounding units and restrict work hours to when the units are mostly unoccupied, weekdays usually. All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall inform the Board, which will render a decision.
