Homeowners Forum
● No homeowners were present at the meeting this month.
● Meeting was called to order at 6:30pm. The March 2016 minutes were approved as written. The April and May minutes were unofficial, as a quorum was not met.

Security
● CONTINUED REMINDER TO ALL RESIDENTS: Before proceeding to your parking space or away from the building (Rule 3.17), please wait for the Summit Ave garage gate to close completely. Residential garage burglaries are still up citywide. The most common method of entry for a trespasser is through an open garage gate/door after a vehicle has passed through.
● No reported breakins were submitted to the Board. Because of the continued rise in residential garage burglaries, we strongly advise residents to not leave anything you don’t wish to lose in lockers or vehicles. Leaving valuables or even non-valuables in plain sight (lockers or vehicles) is an invitation for thieves. Nonresident owners, please discuss this continued security issue with your tenants.
● No package thefts were reported in May. We continue to advise residents to consider having packages delivered to your workplace or other secure address. UPS has a secure drop off location at the King of the Hill Grocery. Please check www.ups.com for more information. Amazon also has lockers around the area. You may wish to include your call box code as part of your shipping address information.

Rules
● Please continue to pickup after your dog (Rule 10.5), consider using a Citronella collar to curb barking (Rule 10.3), keep dogs off balconies and decks when you’re not home (Rule 10.6), and please control their behavior when you are home. While in the common areas, dogs must be leashed at all times. Your neighbors will be appreciative. Fines will be and have been imposed for repeated violations.
● Recycling reminders: Recycling is now being picked up twice a week; Tuesday & Friday. The city has removed the smaller blue containers formerly used for glass collection. Glass now goes in the big blue recycle bins. All recyclable containers (glass or plastic or metal) need to be rinsed clean prior to being place in the bins. Shredded paper may be dumped unbagged in the green food/yard waste containers. Boxes must be flattened. Pizza boxes are prohibited in recycling, but accepted in the food/yard waste containers..

Old Business
● Missing emergency contact information. Please contact Jack Taylor at Property Concepts (contact information listed below) to make sure he has current phone number(s), mailing address, and email address for you and/or your tenant. There are still several units that have not contacted Property Concepts with current emergency contact information.
● The door at the bottom of the east building’s north stairwell will be replaced at some point. The Board continues to search for a vendor to bid on this small project.
● Nonresident owners are encouraged to inspect their tenant occupied units on a regular basis. We have seen several instances in the last few years of non reported issues by tenants that have caused unnecessary damage to the units and common areas.
● Roof repairs are still needed. We continue to search for a vendor to complete them. Construction in the city is at a fever pace and small projects like ours are least desirable for vendors. But no worries, the temporary repairs are still holding.

New Business
● The pedestrian gate in the SW corner of the west building (exit from lower level of the Summit garage) has been repaired.
● We received a bid to replace the trash room gate with a more secure structure. The Board has approved the replacement pending funds. We’ve been looking to replace this gate for many years and hope to have the project completed in the near future.
● Due to the multiple fixture failures that have caused extensive damage, the Board is looking into raising the Association’s insurance deductible from $10K to $25K or somewhere in between. Per the 3rd Amendment to the Declaration the at-fault owner is responsible for the amount below the Association’s policy deductible. We will give adequate notice for all unit owners to verify their personal insurance coverage once we have finished our research.
● The 2016/2017 budget has been reviewed and approved, however a calculation error and some readjustments to compensate for the error has created a dues increase of 1.6% rather than the 0.5% previously mentioned. We apologize for the error. Due to the delays in notifications there will be no late fees imposed next month.
● Our new janitorial service has requested a schedule change, which the Board has approved. They will be doing the heavy cleaning of the buildings Tuesday’s and Friday’s. They are also here every day the Dentist is open and will do light touch ups as needed.
● The annual meeting will be at 7pm on Wednesday, August 10th in the exercise/bike storage room. This is a BYOC (bring your own chair) event.
