Meeting was called to order at 6:41pm. The March 2019 minutes were approved as written.

Homeowners Forum
● No homeowner attended the meeting this month.

Treasurer’s Reports

Old Business
● Repainting of the east building 1st floor hallway is complete; now working on the 2nd floor. Wall and trim colors will essentially be the same; doors will not be repainted.
● We have located a contractor to refurbish the -04 stack’s east exterior wall. They have submitted a quote. We’re trying to get a 2nd quote for the project, however. We’re receiving no response from other contractors.
● Some of the door closers on north exterior doors of the east building have been replaced in hopes the doors will close and latch more consistently. That area is a wind tunnel and sometimes the wind prevents the doors from latching.
● Spring window washing and exterior vent cleaning is complete.
● The Association recently sent a unit to collections due to overdue monthly assessments. The unit owner did not have current contact info registered. This oversight cost the owner several hundred dollars in
collection and attorney charges. The matter has been resolved. This is a reminder to non-resident owners to please keep your contact information current. Please contact Jack Taylor to update your information.

New Business
● Noise violation reported. The report notes that a 2nd floor unit had replaced carpeting with improperly installed hard surface flooring. The use of sufficient sound deadening underlayment is essential. The Board can assist owners with advice. Please be considerate of how your actions affect others.
● Pressure washing of the courtyard will happen later this spring.
● We’re still working on seeking bids to replace the east building carpeting. No response from vendors.
● The intermittent -04 stack roof leak on the west building has returned.
● The Ambassador I common area keys now work in the garbage room lock.

Committee Reports
● The 600 E Howell project continues. Please see ‘Seattle in Progress’ for design details and scope of the project: https://www.seattleinprogress.com and enter 600 E Howell Street in the search bar.
● A Fitness Room Committee has been created. We’ll look into options to replace the heaters in the room as well as repairing and/or replacing some of the equipment. Please leave comments at the contact info noted on the signs in the lobby and fitness room.

Security
● Continued burglaries of residential garages. Non-resident owners, please discuss this continued security issue with tenants. No reported vehicle break-ins last month.
● No packages reported stolen from the lobby last month. Almost 100% of stolen packages are left in the lobby for more than 24 hours. Please pick-up your packages as soon as they arrive.

Rules
● Recycling reminders: Our rules are identical to the City of Seattle’s recycling rules. Clothing is not allowed in recycling bins. Goodwill accepts clothing for recycling. It should be clean, but does not have to be wearable. Cloth is recycled into things like insulation & carpet padding. Goodwill is one block north of us.
● Personal items may not be stored in common areas. These items may be disposed of without notice and at the unit owners expense.

Things to Always Remember
● GARAGE SECURITY: Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely (Rule 3.17). Do not leave garage remotes in vehicles (Rule 4.10). When a vehicle break-in occurs, thieves typically take the remote, as it’ll be much easier for them to re-enter the garage for additional burglarizing. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose. Leaving valuables or even non-valuables in
plain sight is an invitation for thieves. It is our individual responsibility to secure the building for all.
● PARKING IN GARAGE: The dentist office spaces are not to be used after hours for guest parking. There is no guest parking in the garages, as all spaces are assigned. Unauthorized vehicles may be towed without warning at owner’s risk and expense. Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided us a list of vehicles to tow on sight, no warning. These vehicles often park overnight and on weekdays.
● WATER SHUT-OFF VALVE: Every unit has a water shut-off valve located above the water heater. This valve will shut water off to your entire unit without affecting the whole building.
● REGULAR UNIT INSPECTIONS: Owners not residing in their unit are strongly encouraged to inspect their unit on a regular basis, as tenants tend to not report damage. Non-resident owners living out of the area are required by statute RCW 59.18.060(15) to have a local representative to protect their interests.
● COMMUNICATIONS: Recent changes to condominium law (RCW 64.38.035(e) et.al) now permits electronic delivery of Association communications. If you type OPT IN AMBASSADOR II in the subject line and include your name and unit number in the email body, you will not receive paper copies. The Board Minutes are posted monthly on our website. All other mailings will be sent via first class mail.
