Meeting was called to order at 6:33pm. The November 2018 minutes were approved as written. The Board did not meet in December.

Homeowners Forum
No homeowner attended the meeting this month.

Recent changes to condominium law (RCW 64.38.035(e) et.al) now permits electronic delivery of Association communications. We are announcing a change in the opt-in program. The Association Manager has had so many issues with bouncing emails (from experience with other Associations that implemented this service) that they are no longer going to send e-mail copies of the Board minutes. Instead if you type OPT IN AMBASSADOR II in the subject line and include your name and unit number you will not receive paper copies, but you can read our Board Minutes that are posted monthly on our website. We hope to implement this next month. All other mailings will be sent via first class mail.

Old Business
● An intermittent roof leak on the West Building has been repaired.
● The newly installed ceiling lamps in the east building have had a higher than expected failure rate. However, they are under warranty for many years and our provider has been very responsive about replacing them.

New Business
● Insurance was renewed with a significant price increase in both comprehensive and earthquake policies.
● We have begun seeking bids for east building carpet replacement. We hope to have this finished by early Spring.
● Representatives of the City recycling program met with Ambassador I and II in December and January to discuss recycling options. The City has provided food waste recycling containers and the Associations will provide compostable liners for the containers. Replacement liners are available next to the Food and Yard Waste bin which remains in its usual location on the North end of the East building, top of the stairs by the yellow fence.

Committee Reports
The 600 E Howell project continues following a short delay to remove asbestos before demolishing the houses and a long holiday break. The various contractors have thus far been very considerate of our alley right of way. Normal hours of construction are 7AM to 3PM weekdays, excluding holidays. Weekend and late hour work is only allowed in emergencies.

Security
● Continued burglaries of residential garages. Non-resident owners, please discuss this continued security issue with tenants. No reported vehicle break ins reported in a he last two months.
● At least one package was stolen from the lobby last month. Almost 100% of stolen packages are left in the lobby for more than 24 hours.

Rules
● Recycling reminders : Our rules are identical to the City of Seattle’s recycling rules. See New Business for more news.
● Personal items may not be stored in common areas. These items may be disposed of without notice and at the unit owners expense.

Things to Always Remember
● GARAGE SECURITY: Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely (Rule 3.17). Do not leave garage remotes in vehicles (Rule 4.10). When a vehicle is broken into, thieves usually take the remote, as it’ll be much easier for them to re-enter the garage for additional burglarizing. We strongly advise residents to never leave anything in lockers or vehicles that one does not wish to lose. Leaving valuables or even non-valuables in plain sight is an invitation for thieves. It is our individual responsibility to secure the building.
● PARKING IN GARAGE: The Dentist office spaces are not to be used after hours for guest parking. There is no guest parking in the garages. All parking spaces are assigned. Unauthorized vehicles may be towed without warning at owner’s risk and expense. Non-resident owners, please advise tenants.
● WATER SHUT-OFF VALVE: Every unit has a water shut-off valve located above the water heater. This valve will shut water off to your entire unit.
● REGULAR UNIT INSPECTIONS: Owners not residing in their unit are strongly encouraged to inspect their unit on a regular basis, as tenants tend to not report damage to the unit. Non-resident owners who live out of the area are required by statute RCW 59.18.060(15) to have a local representative to protect their interests.
