Homeowners Forum
● No homeowners were present at the meeting this month.
Meeting was called to order at 6:36pm. The October 2016 minutes were approved as written.

Committee Reports
● The Redwood property has a plan for a new 7-story structure. The first design meeting will be in January.

Security
● CONTINUED REMINDER TO ALL RESIDENTS: Before proceeding away from the building or to your parking space (Rule 3.17), please wait for the Summit Ave garage gate to completely close.
● No locker or vehicle break-ins reported in October. Because of the ongoing residential garage burglaries, we strongly advise everyone to never leave anything one does not wish to lose in lockers or vehicles. Leaving valuables or even non-valuables in plain sight is an invitation for thieves. Non-resident owners, please discuss this continued security issue with your tenants.
● No package thefts reported in October, but remember that we are at the beginning of package theft season. The Board continues to advise residents to consider having packages delivered to their workplace or other secure address. With the packages that are delivered here, they should be picked up promptly, as packages left for extended periods may be considered abandoned.

Rules
● No short-term tenants rules 11.7 and 11.8 have be added to the Rules & Regulations. The Declaration (10.4 and 10.5) has already stated ‘rental leases may not be less than 6-months.’ The new rules have been added to be more detailed as well as to list fines. Current rules document is now available on our website.
● Recycling reminders: As we approach the holiday gift giving season, remember that boxes must be flattened so that there is room for everyone’s recyclables. Here is the wrapping paper and ribbon hint, if you can tear it with your fingers, it’s recyclable. If you can’t, trash it. Styrofoam and bubble wrap must go in the trash.

Old Business
● Repayment of the Association’s last assigned $10K insurance deductible is in the works.
● Owners not residing in their unit are encouraged to inspect their unit on a regular basis. In the last few years, we’ve seen multiple instances where tenants did not report maintenance issues, which ended up causing unnecessary damage to one or more units. Also remember that non-resident owners that live out of the area are required by statute to have a local representative to protect their interests.
● Please make sure your fixtures and appliances are working properly. The toilet leak from September was original equipment, which the Board has recommended replacing for many years. Please check your equipment and prevent another leak.
● Missing emergency contact information. Have you changed phone numbers and/or email addresses? There are still homeowners who have not contacted Property Concepts with current emergency contact information. Please contact Jack Taylor at Property Concepts to make sure he has current phone number(s), mailing address, and email address(es) for you and/or your tenant. His phone and email address at the bottom of these minutes.
● WATER SHUT-OFF VALVE >>>>>>>>>>>>> A water shut-off valve is in every unit. The valve is located on the wall above the water heater. This valve will shut off the water to your entire unit. Each individual appliance will also have a shut off valve of its own.
● No date yet for roof repairs. They’ll contact us with their schedule as it becomes available. But no worries, the temporary repairs are still holding.
● The Association’s insurance deductible will increase from $10K to $20K per water damage claim. The deductible for all non-water damage claims will remain at $10K per incident. Per the 3rd Amendment to the Declaration, the at-fault unit owner is responsible for the amount of the Association’s insurance deductible. Homeowners without insurance will be responsible for the entire damage bill. This change will take in effect in February 2017.

New Business
● Funds were withdrawn from our Replacement Reserves account to pay for the repair to the east side of the x01 stack.
● The exterior repair of the east side of the x01 stack is in process. The repair should be wrapped up shortly. Scaffolding was extended to the roof to check for additional damage. Thankfully, the additional damage did not extend higher than a few feet from the original damage area. We will take this opportunity to replace the sealant around windows and skim coat the stucco in this section, a project that was planned a few yearsfrom now.
● Another leak (it’s a small one) has been detected on the 1st floor of the east building. At this time, we’re looking for the source.
● The Summit car gate failed due to a broken wheel. Both wheels have been replaced. Meeting adjourned at 7:11pm.

No December 2016 meeting.
Next Board meeting is scheduled for Monday, January 9, 2017 at 6:30pm in Unit E108.
