Homeowners Forum

● No homeowners were present at the meeting this month. Meeting was called to order at 6:34pm. The February 2017 minutes were approved as written.

Treasurer’s Reports
● For period ending February 28, 2017.

Committee Reports
● No update on the 7-story residential/commercial structure planned for the east side of the alley, however the official land use sign has been posted outside the convenience store.

Security
● No after hours parking in the dentist office spaces and no parking in any other space that appears to be vacant. All parking spaces are assigned. There are no visitor parking spaces in our garages. Unauthorized vehicles may be towed without warning at owner’s expense and risk. Non-resident owners, please advise your tenants.
● CONTINUED REMINDER TO ALL RESIDENTS: Before proceeding to your parking space or away from the building (Rule 3.17), please wait for the Summit Ave garage gate to close completely.
● February saw no report of locker or vehicle burglary. Residential garage burglaries continue. We strongly advise residents to never leave anything in lockers or vehicles that one does not wish to lose. Leaving valuables or even non-valuables for that matter in plain sight is an invitation for thieves. Non-resident owners, please discuss this continued security issue with your tenants.

Rules
● The Rules & Regulations state that short-term tenants (11.7 and 11.8) are not allowed. Our Declaration (10.4 and 10.5) also states ‘rental leases may not be less than 6-months.’
● Recycling reminders : Boxes must be flattened. Styrofoam, packing peanuts, ice packs and air bags go in the trash. Our rules are identical to the City’s recycling rules. See the City of Seattle website for what is recyclable. Bubble wrap envelopes? Trash!

Old Business
● WATER SHUT-OFF VALVE: A main water shut-off valve is located above the water heater in every unit. This valve will shut water off to your whole unit, but not the building.
● Weather permitting we will see the roof contractor here the first week of April to repair two sections of roof. With all the rain, the date may change.
● Owners not residing in their unit are encouraged to inspect their unit on a regular basis. Non-resident owners who live out of the area are required by statute to have a local representative to protect their interests.
● Missing emergency contact information. Have you changed phone numbers and/or email addresses? Please contact Jack Taylor at Property Concepts to make sure he has current phone number(s), mailing address, and email address(es) for you and/or your tenant. His contact information is below. If a resident’s phone number has changed that means the resident cannot be reached through the call box for deliveries or visitors.

New Business.
● Window washing and dryer vent cleaning is scheduled for Thursday and Friday, April 6th & 7th.
● The Board continues to look into replacing some lighting fixtures with LED versions. However, the emergency light fixtures will be replaced this year with LED lamps that light for longer with lower maintenance. A test fixture is installed on the 1st floor of the East building.
● The leak in the x07 stack has been isolated to the building’s fire system supply lines; repairs are in progress. It appears that there was not a combination of leaks, just one really confounding small and intermittent drip.
● A small leak in the newly resurfaced exterior of the West building was discovered and repaired at the contractor’s expense.
● Carpet replacement is being considered for the East building hallways and stairwells. Due to the repair expenses the Association has had to shill out, the replacement may be in the 2017-2018 budget.
● We will be losing two Board members soon as they are moving out of state. Anyone interested in serving please come to a Board meeting. Must be available on the second Monday of every month for an hour or so. The meeting dates are fixed because of the Association Manager’s schedule.
