Two homeowners were present at the meeting this month.

Meeting was called to order at 6:37pm. The August 2013 minutes were approved as written.

Carpet cleaning in the east building was completed on Thursday, August 22nd.

A CONTINUED REMINDER, please wait for the garage gate to close completely before proceeding to your parking space or away from the building. If you walk out the garage gate and not the pedestrian door, please wait for the garage gate to close completely before walking away from the building or proceeding to the elevator. All homeowners with tenants, please pass along this message to your tenants. It takes a village to keep our property and personal safety secure.

The 5th-floor deck repair is complete.

Recycling continues to improve as residents are taking better care to recycle properly. Reminder: Pizza boxes are not recyclable as they are considered contaminated; especially if there is still pizza in them! Please dispose of as garbage.

Thank you fellow residents for continually contacting the police to report loiterers and other suspicious persons on our property. The Board continues to search for alternatives to prevent unwanted persons from loitering on and around the property.

New Business

The selection of the Board officers positions was completed at the beginning of the meeting.

Window and vent cleaning is due to be scheduled in October. Once the dates have been selected with the contractor, we’ll mail notices to all homeowners.

Our annual fire sprinkler system test discovered a leaking pipe in the east building’s north stairwell. This pipe has since been repaired and pressure tested.

The fire panel has been upgraded to wireless monitoring, eliminating one phone line.

There’s been another leak. This time is was from a broken water heater. As a continued reminder, please check your water heater. If it says Bradford & White as the manufacturer, these water heaters are likely original units that date back to 1991 or 1992. Repair of the water damage is the responsibility of the unit owner above those affected. No Association funds will go towards these repairs.

This past week, water damage was discovered in a closet of a unit in the east building. The damage was inspected by our contractor and repairs will commence shortly. The Association will take responsibility for the repairs since it was a shared drain line located within a common wall.

The 2013 Reserve Study has been completed. We are in very good standing with our reserves are 89.8% funded. This is rare for most condo associations. This is a positive number for both buyers and sellers. The Board is satisfied with our current rate of savings and will continue at current levels, adjusting only for inflation.

The Board discussed an anti-loitering proposal by a fellow Board member and approved the proposal. These steel strips will replace the failed anti-loitering devices on the alley concrete walls near the garbage room and around the City Light vault. The strips must be fabricated. Installation will take place late this year at the earliest.
