Homeowners Forum

Three homeowner(s) attended the meeting this month. Discussions between Board and homeowners included financial investments, security, and trees on Summit Ave.

Old Business

  • Unless there’s an emergency, tenants may not directly contact Board members or Property Concepts. They need to contact the unit’s owner or owner’s representative with any property concerns.
  • Here’s notice that the Board will be enforcing the Rules & Regulations. Warning notices will be sent to unit owners with fines following if the violation has not been resolved.
  • Spitting on the walls is not permitted. Please stop. If caught, fines will be assigned to unit owners.
  • The timer for the garage exhaust fan may be replaced before spring.
  • Our new landscaping contractor is doing a great job. We’re still working on getting a bid to repair or replace our irrigation system later this year.
  • Scratches on the elevator door are deeper than can be buffed out. They’ll need to be replaced to remove the scratches. At this time, we will hold on replacing these panels.

New Business

  • Please call the Seattle Police non-emergency number (206-625-5011) to report the loud music from across Howell St. The apartment building address you’ll want to state is 1741 Belmont Ave.
  • An attending homeowner offered suggestions for gaining interest with the money we have in reserves. The Board will look into the Associations investments along with seeing what expenses are coming about in the near future.
  • Another attending owner voiced her concerns about security. There is an on-going concern with package theft. Cameras were, again, discussed as a surveillance option. Our current issues with installing cameras is where to secure a recording device and who’ll monitor the recorded video. In addition, she inquired as to when the courtyard will be pressure washed. This will be scheduled in the spring.
  • The third attending owner mentioned concerns about potential infestation of an insect or fungus on the Summit Ave trees. We’ll ask our landscapers to inspect the trees and submit their findings. In addition, he brought up his concerns about the elevator call button not responding at the garage lobby level. When the elevator contractor comes out this quarter, they’ll take a look at the situation.
  • Realtor key boxes need to be on the left side of the Howell St fence. Warning notice to move the key box was sent. The next notice will be a fine or removal of the key box.
  • Repair of the sagging ceiling over the 2nd floor landing of the west building exterior stairs still needs to be addressed. It’s a small project to where the contractor will wait for additional work on the property.
  • Dates have been scheduled for a full property (east & west buildings) inspection of water intrusion. At this time, it looks like some of our gutters and downspouts might be the culprits. Once the inspection is complete and the source of the Fitness Center leak, the ceiling tiles will be replaced along with any hidden repairs.
  • We have accepted the bid for a new security service. The new service will begin shortly, however. The Board will be reviewing the current service to see how it compares to the new service.
  • We’ve not located a new window washer & exterior dryer vent cleaning vendor.
  • Repair complete on the water damage from an ice maker hose. Repair costs have been assigned to the unit above in the x04 stack.
  • Graffiti continues to be an issue around the property. It has especially increased on the alley fence. An idea of adding a mural to the fence was suggested to prevent the tagging.
  • The light fixture in the alley garage next to the lobby door has been repaired.
  • The Board secretary will resign from the Board after the April meeting. All duties will be resigned to other Board members. In addition, a replacement will be needed.
  • The limp door handle on a garage lobby door, which remains secure, will be repaired once more tasks are needed for Bulger to come out.
  • Leaks were reported in the x11 and x13 stacks. Inspections are underway.

Committee Reports

  • Google Fiber has offered free service to our property. After inspection, it was determined that our building was ineligible without performing some upgrades. We will investigate this in the future.
  • Fitness Room room equipment procurement remains on hold.

Security

  • No vehicle break-ins reported to the Board in February.
  • No locker break-ins reported to the Board in February.
  • No package thefts reported to the Board in February. However, notices had been posted in the lobby, asking for their return. Please pick-up your packages as soon as they arrive or, better yet, schedule them to be delivered to a different location like an Amazon locker. U-haul and The UPS Store offer mail receiving services.

Rules

  • Rule 3.12 – Rules & Regulations state that Realtor key boxes must be removed within 7-days of the sale or lease of the unit. Otherwise, there should be no key boxes attached to the fencing anywhere on the property. All non-Realtor key boxes will be immediately removed and disposed of without notice.
  • Recycling reminders: Our recycling rules are identical to the City of Seattle’s. Please break down boxes, toss most packing materials into the trash, as most are not recyclable. IF IN DOUBT, THROW IT OUT. All plastic packaging is not recyclable. Paper towels are not recyclable. Caps on bottles are also not recyclable. ALL RECYCLABLE ITEMS MUST BE CLEANED PRIOR TO PLACEMENT IN THE BINS
  • Rule 4.10 – DO NOT leave garage remotes in your vehicle.
  • Rule 3.17 – It is our individual responsibility to secure the building. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose.

Things to Always Remember

  • WATER SHUT-OFF VALVE: There is a water shut-off valve located in every unit above the water heater. This valve will shut water off to your entire unit without affecting the whole building.
  • MODIFICATION OF UNITS: Please review the Rules & Regulations prior to any modification of the unit (Rule 8.1 through 8.10). If one is planning to remodel their unit or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours. All work should be done within the unit boundaries.
  • PARKING IN GARAGE: The dentist office spaces are not for guest parking. There is no guest parking in the garage, as all spaces are assigned. Unauthorized vehicles may be towed without warning at the vehicle owner’s risk and expense (Rule 4.1). Non-resident owners, please advise tenants of this continued parking issue.
