Meeting was called to order at 6:49pm. The February 2019 minutes were approved as written.

One homeowner attended the meeting this month.
● Treasurer’s Reports
For period ending February 28, 2019
Checking: $36,891.98
Washington Federal Replacement / Special Assessment Reserve: $329,287.38
Sound Credit Union Savings: $227,642.12
Umpqua Bank 17-month CD: $240,191.37
Petty Cash: $100.00

Old Business
● The East Building hallways are in the process of being repainted. Wall and trim colors will essentially be the same as they are now. A change from last month’s minutes: trim will be painted one month and walls the next. We are starting on the first floor. Doors will not be repainted.
● The small leak between units in the east building has been repaired.
● We have located a contractor to inspect and refurbish the -04 stack’s east exterior wall. They will submit a quote within the coming weeks.
● The cold spell killed a number of plants in our gardens. We’ll replace dead plants with similar or different varieties

E New Business
● Participation in the fire alarm inspection was pretty good. Some units had violations (painted sprinklers and/or horn covers) or are needing some other repairs.
● A quote to replace the fire alarm panel has been received. We’re reviewing this quote and will most likely replace the panel later in the year.
● Some of the door closers on north exterior doors of the east building have been replaced. Others will be replaced once the parts become available.
● The intermittent roof leak on the West Building has been repaired.
● The Association recently sent a unit to collections due to overdue monthly assessments. The unit owner did not have current contact info registered. This oversight cost the owner several hundred dollars in collection and attorney charges. The matter has been resolved. This is a reminder to non-resident owners to keep contact info current. Please contact Jack Taylor to update your information.
● Spring window and exterior vent cleaning has been scheduled for Thursday, April 4th and Friday, April 5th. Notices will be mailed soon. Please remove screens if you’d like your windows cleaned.
● A non-working key issue is being worked out with Ambassador I, as some of their keys don’t seem to unlock the garbage room door from within the room.


Committee Reports
● The 600 E Howell project continues. Please see Seattle in Progress for design details and scope of project: https://www.seattleinprogress.com/project/3024635/page1/
● A Fitness Room Committee has been created. We’ll look into options to replace the heaters in the room as well as repairing and/or replacing some of the equipment.


Security
● Continued burglaries of residential garages. Non-resident owners, please discuss this continued security issue with tenants. No reported vehicle break-ins last month.
● No packages reported stolen from the lobby last month. Almost 100% of stolen packages are left in the lobby for more than 24 hours. Please pick-up your packages as soon as they arrive.


Rules
● Recycling reminders : Our rules are identical to the City of Seattle’s recycling rules. Shredded paper should be dumped (loose) in the food and yard waste container.
● Personal items may not be stored in common areas. These items may be disposed of without notice and at the unit owners expense.

Things to Always Remember
● GARAGE SECURITY: Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely (Rule 3.17). Do not leave garage remotes in vehicles
(Rule 4.10). When a vehicle break-in occurs, thieves typically take the remote, as it’ll be much easier for them to re-enter the garage for additional burglarizing. We strongly advise residents to never leave
anything in lockers or vehicles that one does not wish to lose. Leaving valuables or even non-valuables in plain sight is an invitation for thieves. It is our individual responsibility to secure the building for all.
● PARKING IN GARAGE: The dentist office spaces are not to be used after hours for guest parking. There is no guest parking in the garages, as all spaces are assigned. Unauthorized vehicles may be towed without warning at owner’s risk and expense. Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided us a list of vehicles to tow on sight. No warning. These vehicles often park overnight and on weekdays.
● WATER SHUT-OFF VALVE: Every unit has a water shut-off valve located above the water heater. This valve will shut water off to your entire unit.
● REGULAR UNIT INSPECTIONS: Owners not residing in their unit are strongly encouraged to inspect their unit on a regular basis, as tenants tend to not report damage. Non-resident owners living out of the area are required by statute RCW 59.18.060(15) to have a local representative to protect their interests.
● Recent changes to condominium law (RCW 64.38.035(e) et.al) now permits electronic delivery of Association communications. If you type OPT IN AMBASSADOR II in the subject line and include your
name and unit number in the email, you will not receive paper copies. The Board Minutes are posted monthly on our website. All other mailings will be sent via first class mail.
