Homeowners Forum
● No homeowners were present at the meeting this month.
Meeting was called to order at 6:33pm. The January 2017 minutes were approved as written.

Committee Reports
● The new 7-story residential/commercial structure planned for the east side of the alley will probably not start demolition until December 2017 at the earliest. The Redwood bar will remain through November.

Security
● CONTINUED REMINDER TO ALL RESIDENTS: Before proceeding away from the building or to your parking space (Rule 3.17), please wait for the Summit Ave garage gate to completely close.
● January saw no report of locker or vehicle burglary. Due to the ongoing residential garage burglaries, we strongly advise residents to never leave anything in lockers or vehicles that one does not wish to lose. Leaving valuables or even non-valuables in plain sight is an invitation for thieves. Non-resident owners, please discuss this continued security issue with your tenants.
● As a reminder, there is no parking in the dentist office spaces after hours or in any other space that appears to be empty. All parking spaces are assigned. There are no visitor parking spaces in our garages. Unauthorized vehicles may be towed without warning at the owner’s risk and expense. Non-resident owners, please advise your tenants of this.

Rules
● Our Rules & Regulations state that short-term tenants (11.7 and 11.8) are not allowed. The Declaration (10.4 and 10.5) also states ‘rental leases may not be less than 6-months.
● Recycling reminders : Boxes must be flattened. Styrofoam, packing peanuts, ice packs and air bags go in the trash.

Old Business
● Last outstanding insurance claim for water damage has been settled with the unit owner.
● WATER SHUT-OFF VALVE: A water shut-off valve is located above the water heater in every unit.
● Still no date yet for roof repairs. The contractor will contact us with their schedule as it becomes available. The temporary repairs are still holding.
● Owners not residing in their unit are encouraged to inspect their unit on a regular basis. ONCE AGAIN, we had a small leak that lead to unnecessary damage that was not reported by the tenant, but was observable. Both the unit owner and the Association will have unnecessarily excessive repair bills. Also remember that non-resident owners that live out of the area are required by statute to have a local representative to protect their interests.
● Missing emergency contact information. Have you changed phone numbers and/or email addresses? There are still homeowners who have not contacted Property Concepts with current emergency contact information. Please contact Jack Taylor at Property Concepts to make sure he has current phone number(s), mailing address, and email address(es) for you and/or your tenant. His contact info is below. If a resident’s phone number has changed that means the resident cannot be reached at the call box for visitors or deliveries.

New Business
● New insurance deductibles are in effect: $20K per water damage claim and $10K per non-water damage claim. Per the 3rd Amendment to the Declaration, the at-fault unit owner is responsible for the amount of the Association’s insurance deductible.
● The door closure on the east building’s second floor north stairwell door has been replaced. Door frame and/or door adjustments might also be needed.
● The Board is looking into replacing our 4’ fluorescent light fixtures and some exterior lighting with LED versions.
● The leak in the x07 stack has been isolated to the 1st floor with a combination of a leaky tub drain within the unit as well as the building’s fire system supply lines.
● We’re also considering replacement of the east buildings carpet this year.
● We have received a new Reserve Study. This is a no-site visit update based on last years study. Our funding levels are down somewhat. We will need to increase our savings slightly to maintain our good rating. The report will be available for viewing on our website soon.
