Meeting was called to order at 6:45pm. The January 2020 minutes were approved as written.

Homeowners Forum
● No homeowners attended the meeting this month.

Treasurer’s Reports
● For period ending January 31, 2020
Checking: $21,648.80
Washington Federal Replacement / Special Assessment Reserve: $403,091.70

Old Business
● The fire alarm panel has been replaced. Testing of our sprinklers and sensors is also complete. Some sprinkler heads will be replaced this spring.
● Our earthquake and property liability insurance has been renewed for another year.
● All of the building fire extinguishers were replaced in January.

New Business
● A possible roof leak reported in the East Building. We’re waiting to hear from the resident of the unit.
● Trees on E Howell St and Summit Ave were trimmed in late January.
● Within the coming months, we’re looking to start the re-stuccoing work on the east side of the x04 stack.
● The West Building walkways are in need of resurfacing. This project will be underway within the coming months.
● Our security service reported graffiti just outside the Summit Ave garage entrance. The offending image was painted over in the morning.
● A couple residents stopped a trespasser as he entered the garage through the open garage gate. The resident had been waiting for the gate to close when the person walked in. He was asked if he lived in one of the units and noted that he did not. He was then asked to leave, which he did. Please wait for the Summit Ave garage gate to close before driving away from the property or to your parking space.
● A board member is looking into replacing the unit numbers and signage within the building. We hope to replace the old signage within the coming months.
● Repair work on the x07 stack (laundry pipe) leak continues.
● We’re looking for quotes to replace/repair the wooden landing towards the bottom of the north exterior stairwell.
● Our annual fire alarm testing is coming up this spring. Once we receive the date, notices will be mailed to owners. Once again, the Association’s Secretary will work to coordinate the event with every resident.

Committee Reports
● The 600 E Howell building has scaffolding to install the siding. Please see ‘Seattle in Progress’ for design details

● The Fitness Room Committee has a lead on a commercial exercise bike for the fitness room. If the price and quality are within our parameters we will purchase it.

Security
● No locker break-ins reported in January. Please don’t store valuables in lockers, as they are easily accessible to thieves entering the garage through unattended open doors.
● Continued burglaries of residential garages. Non-resident owners, please discuss this continued security issue with your tenants.
● No package thefts reported to the Board in January, but signs point to at least one incident. As a reminder, please pick-up your packages as soon as they arrive or schedule them to be delivered to a different location like your
work address or an Amazon locker.

Rules
● Recycling reminders : Our recycling rules are identical to the City of Seattle’s. Please break down boxes, toss most packing materials into the trash, as most are not recyclable. IF IN DOUBT, THROW IT OUT. As of January 1st plastic bags of all types and individual plastic sheets are prohibited in recycling.
● Personal items may not be stored in common areas. These items may be disposed of without notice and at the unit owners expense.
● No doormats on the East Building’s carpeted hallways, as one may trip over these mats during an emergency exit. Doormats are allowed on the West Building walkways.

Things to Always Remember
● OWNER CONTACT INFORMATION: There are still a number of units with out-of-date contact information. The Association’s Secretary is working on contacting all homeowners to update all contact information.
● WATER SHUT-OFF VALVE: Every unit has a water shut-off valve located above the water heater. This valve will shut water off to your entire unit without affecting the whole building.
● GARAGE SECURITY: It is our individual responsibility to secure the building for all. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely (Rule 3.17). Do not leave garage remotes in vehicles (Rule 4.10). When a vehicle break-in occurs, thieves typically take the remote, as it’ll make it much easier to return for additional burglarizing. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose.
● PARKING IN GARAGE: The four (4) dentist office parking spaces are not to be used for guest parking. There is no guest parking in either garage, as all spaces are assigned. Unauthorized vehicles may be towed without
warning at the vehicle owner’s risk and expense. Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided the Board a list of vehicles to tow on sight. NO WARNING! These
vehicles often park overnight, or on weekdays.
● REGULAR UNIT INSPECTIONS: Owners not residing in their unit are strongly encouraged to inspect their unit on a regular basis, as tenants tend to not report damage. Non-resident owners living out of the area are required by statute RCW 59.18.060(15) to have a local representative to protect their interests.
● REMODELING: If an owner is planning to remodel or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours to when the units are mostly unoccupied, weekdays usually. All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall inform the Board, which will render a decision.
