● Pressure washing has been scheduled for Thursday, July 18th and will include cleaning the bridges, walkways, stairs, and courtyard and other areas as time permits.
● The annual Association meeting of homeowners is fast approaching. Please mark your calendars for 7pm Wednesday, August 14th. As always, we’ll meet in the exercise / bike storage room. This is a BYOC (bring your own chair) event. Notices will be mailed to all homeowners shortly.
● We’re getting closer to obtaining our standpipe certification. On Monday, July 15th, the contractor will use radar to “see” through the concrete for any possible obstructions. Once that’s all clear, they’ll drill through the courtyard concrete floor into the garage below. This project should be complete before autumn.
● A CONTINUED REMINDER, please wait for the garage gate to close completely before proceeding to your parking space or away from the building. If you walk out the garage gate and not the pedestrian door, please wait for the garage gate to close completely before walking away from the building or proceeding to the elevator.
● Another reminder, please be aware that our building’s walls, floors, and ceilings are thin. So please be considerate of your neighbors.
● Our contractor is looking into the possible deck coating problem on one of the top floor decks. There is no update at the time of the monthly meeting.
● Recycling continues to be a problem, but residents are taking better care to recycle properly. Reminder: bread bags and bags for many other food items should not be recycled, even though they have the recycle symbol. They are considered contaminated.
New Business
● Accompanying these minutes is an emergency contact form we’re asking all homeowners to complete and return to Property Concepts via email or letter. This form is necessary especially for the nonresident owners. This past month, we had two incidents where the Association Manager needed emergency contact with the unit owner, but he didn’t have their current contact information. Please respond even if there is no change to your current information. Thank you.
● There have been more locker breakins in the Summit garage. If you have a storage unit in this garage, we suggest you check the contents of your storage unit. The Board suggests residents not store any valuables in the lockers. We believe the thieves are entering the garage after a resident exits or enters the garage gate and drives away or to their parking space. We are all responsible in keeping the buildings secure.
● There’s been a water leak in the east building. It appears that one of the original gray plastic valves failed. The water damage is limited and will cost the Association no money. The repairs are the responsibility of the unit owner with the leaking water line.
● The annual carpet cleaning has been postponed due to the water leak on the 2ND floor to the 1ST floor. Once repairs have been completed, we’ll reschedule the carpet cleaning in the east building.
● Our security company reported an incident in the early morning hours of a pair of drunks on the Summit Avenue side of the building. The suspects reported to the security guard that someone was throwing eggs at them. They wanted access to the building to confront the resident. Of course, the security guard didn’t authorize their access.
● The Board has been notified of someone tossing beer cans from the West building at passersby on the Summit Avenue sidewalk. It’s against the Association Rules & Regulations to throw objects from the building. Not to mention, tossing objects at passersby is an assault on them and is illegal. There’ll be a stiff penalty once the person or persons have been identified.
● Thank you for those of you who’ve been contacting the police regarding the noise levels of the Redwood as well as reporting loiterers on our property. As you know, we continue to have problems with people on all sides of the buildings. If you see suspicious activity, please report it to the police. The Board continues to search for alternatives to prevent unwanted persons from loitering around the property.
● Reminder: The “No Smoking in the common areas or garage” rule is not limited to tobacco products! Please inform or remind your tenants of this rule.

● The 20132014 Operating Budget has been reviewed, discussed, and approved by the Board. The budget has increased by 3.5%. This increase will take effect with the HOA dues due on July 1, 2013, which is the beginning of our fiscal year. All homeowners have been notified of the new dues amount per unit. Coupon books have been mailed as well.
● The summer project of replacing a portion of the alley fencing and the gate has pretty much been completed. The caulking project is still in the works. We’re waiting for a long stretch of warm dry days in order for the caulking to dry.

● The latest recycling brochure from the City reminds us that coffee cups and all cans, bottles, and recyclable food trays must be rinsed before recycling, We are also reminded that recycling should not be bagged, but emptied loose into the dumpsters, except that plastic bags and shredded paper
should be put into clear plastic before recycling.
● The elevator door is still awaiting replacement of a motion sensor, but temporary repairs are holding. If you experience the door not closing properly, please report it to the Board.
● Summer is upon us. With windows being open, please be considerate of your neighbors and keep noises (TVs, stereos, radios, alarm clocks, etc) down especially in the evening.
New Business
● We’ll have another pressure washing session coming soon to clean the bridges, walkways and courtyard. This will probably take place in late June or early July.
● Our annual Association meeting of homeowners is fast approaching. Please mark your calendars for 7pm Wednesday, August 14TH. As always, we’ll meet in the exercise / bike storage room. This is a BYOC (bring your own chair) event.
● We’ve discovered a potential problem with a deck coating on one of the large decks on top of the east building. Our contractor will inspect the situation and make repairs as needed.
● The Board has approved a proposal from Washington Alarm to install, monitor, and maintain our fire alarm notification system. Even though this is an unexpected expense, we anticipate this project to save the Association money in the long run.
● We’re still working on obtaining our standpipe certification in the coming months with a proposal to extend the standpipe through the courtyard concrete floor into the garage below. We are currently wait for bids on concrete drilling.

● Our summer repair and improvement projects are underway. They are: 1) Caulking of the landings on north side of the east building. 2) Caulking of the commercial space windows. 3) Replacing and moving of the alley fence and gate (north section).
● In the first part of May tenants reported issues with the elevator door not closing properly. The service person has been out twice to repair it. Our issue is a defective and obsolete safety device that prevents the door from closing when a person or object is in the way. Our service technicians have made temporary repairs and are submitting a proposal for permanent repairs. In the meantime, if you experience the door not closing issue, please report it. We anticipate upgrades will be made
not later than the end of June.
● A vehicle was towed from the Summit garage for parking in a space that wasn’t theirs to use.
● The afternoon fire alarm that occurred on 05/09/2013 was caused by unattended food on the stove.

● A homeowner found a suspicious guy wandering the lower level of the Summit Ave garage. The police were called. Officers arrived in about 5 minutes. The guy was located and was known to the officers. The police looked at all cars and found no damage. This is a reminder to everyone, please contact the police if you find someone suspicious wandering in the garage.
● Next month the Board will be discussing next year’s projected budget.
● The Board is looking into creating a third account for our reserves before the end of the year.

● A vehicle was towed from the garage as this vehicle was not properly parked in their space. The neighboring parking space could not be fully accessed and the owner of the space asked the vehicle be towed. As a reminder, please park your vehicle completely within the lines of your parking space.
● Our spring window and vent cleaning will be schedule for sometime in April. Please keep an eye out for a notice to be mailed to each owner a few weeks in advance of the scheduled cleaning.
● Another parking issue that we’re having is the number of vehicles in each parking space. Currently, there are a few spaces with motorcycles and cars/trucks occupying one parking space. When either of the vehicles extends into the drive and impedes the automobile circulation, then one of the vehicles needs to be removed from the parking space and parked at another location.

Old Business
We are still experiencing a minor water leak on a top floor deck of the east building. At this time, the source is unknown. Our contractor is narrowing down the possibilities.

The planter box above the Howell Street sidewalk and between units 105 and 106 has been emptied of plant material. This planter will stay empty for the foreseeable future.

The Board will be transferring funds from our reserve account at Washington Federal to the reserve account at Sound Credit Union in order to stay within FDIC insurance limits.
Three more failed locks were replaced. Hopefully, this is the last.
There’s been a continuing noise complaint (loud music & language), which hasn’t been resolved. Fines have been assessed and will continue to be assessed until the noise has been lowered to a reasonable level. As we all know, the walls, floors, and ceilings in our building are thin. Please be considerate of your neighbors.
A few weeks back, we lost one alley tree due to root rot. We’ll ask our landscaper for their advice as to whether the existing trees are healthy or need replacing.
On Saturday (02/09) a dog perished by another dog. This is a sad situation that may have been prevented. Please keep ALL pets leashed and in your firm control while in public areas.
Both Ambassador boards (I & II) will hold a joint meeting in March to discuss items relating to both associations.
We have two ceiling can light fixtures in the east building in need of ballast replacement. We’ll wait until another one or two fail before replacing the fixtures. This is a cost savings measure.
Our fire alarms were tested in February. All systems are in working order.
We continue to find garbage (kitchen scraps, bookcases, pizza boxes, Styrofoam etc.) in the recycling bins. Old Business
The Board recommends that unit owners inspect and consider replacing their smoke detectors, as most are probably original. Detectors without battery backup are old and possibly not operating correctly.
A new state law is now in effect requiring Carbon Monoxide detectors in every unit as of 01/01/2013 especially those with tenants.
The fifth floor deck / water damage repair will take place once we have some dry weather with temperatures above 65 degrees.
New Business
The Board has renewed our regular umbrella and earthquake insurance coverage for this calendar year. We increased the “employee dishonesty” coverage from $450K to $600K to comply with recent regulations. We experienced an exceptionally large increase in earthquake insurance premiums.
As of late November through the third week of January, we’ve spent $1,600 on door handle and lock repairs. This has been unexpected expense. We would like to remind everyone to please not use their key to pull doors open. This practice will inevitably break the key off in the lock. Please only use the key to unlock the door or gate and use the handle to pull open the door or gate.
In the past two months, we’ve had a locker broken into with items stolen. The board would like to remind everyone to please not store valuables in their locker or at least not have the items visible.
A resident called 911 in December to report a trespasser with a dog in the alley garage. We believe he gained access to the garage through an open garage door. When exiting the garage (either the alley garage or the Summit garage), please wait for the gate to close completely before proceeding to your parking space or away from the building. If you walk out the garage door, please also wait for it to close before walking away from the building.
The fire alarm Friday morning (01/11/2013 @ 4:43am) was caused by over cooked food on the stove. Thankfully, there was no fire or smoke damage.

Old Business
The Board is exploring the option to replace all garage lighting with LEDs, as Seattle City Light is offering a rebate as an incentive. We’re crunching the numbers to see if it’s worth taking advantage of the offer. Currently, we’re waiting to schedule an appointment with the city official. At the same time we will ask about replacing the pole lights in the courtyard. These lights currently use a lot of power and do not provide a lot of usable illumination.
The Board will ask our landscaper to remove the plant material from the concrete planter on the front of the east building, which is between units E105 and E106.
We’re finding considerably less garbage in the recycling bins. We appreciate the diligence taken by our residents.
New Business
As you know, we replaced the standpipe in the west building. Unfortunately, the pressure test of the standpipe failed. We have not received certification. We’ll need to replace an old pipe that passes through the concrete floor in the dentist office space.
A water leak has been detected entering the east building through one of the decks on the fifth floor. We’re working with the unit owner to repair the leak and water damage.
The Board recommends that unit owners inspect and consider replacing their smoke detectors. Please see the accompanying notice.
A new state law is requiring Carbon Monoxide detectors in every home as of January 1, 2013. Please also see the accompanying notice for additional information.
There will be no Board meeting in December. Next meeting will be on Monday, January 14, 2013.
We would like to remind unit owners of a few articles in the Declaration. Please refer to the below sections:
Section 10.4 Leasing of Residential Units. Leases of Residential Units shall have a minimum initial term of six months. No lease or rental of a Residential Unit may be less than the entire unit. Any lease or rental agreement must provide that it’s terms shall be subject in all respects to the provisions of the Declaration and the Bylaws and Rules & Regulations of the Association and that any failure by the tenant to comply with the terms of such documents, rules, and regulations shall be a default under the lease or rental agreement. If any lease under this section does not contain the foregoing provisions, such provisions shall nevertheless be deemed to be part of the lease and binding upon the Owner and the tenant by reason of their being stated in this Declaration. All leases and rental agreements shall be in writing. Copies of all leases and rental agreements shall be delivered to the Association before the tenancy commences. If any lessee or occupant of a Residential Unit violates or permits the violation by his (or her) guests and invitees of any provisions hereof or of the Bylaws or of the Rules & Regulations of the Association, and the Board determines that such violations have been repeated and that prior notice to cease has been given, the Board may give notice to the lessee or occupant of the Residential Unit and the Owner thereof to forthwith cease such violations; and if the violation is thereafter repeated, the Board shall have the authority, on behalf and at the expense of the Owner, to evict the tenant or occupant if the Owner fails to do so after Notice from the Board and the Opportunity to be Heard. The Board shall have no liability to an Owner or tenant for any eviction made in good faith. The Association shall have a lien against the Owner’s Unit for any costs incurred by it in connection with such eviction, including reasonable attorney’s fees, which may be collected and foreclosed by the Association in the same manner as Assessments are collected and foreclosed under Article 17. Other than as stated in this section, there is no restriction on the right of any Owner to lease or otherwise rent a Residential Unit.

Homeowners Forum
A homeowner was present to complain about noise from the unit above. Both unit owners will work with one another to resolve and/or minimize noises between the units.

Old Business
Drywall repairs to the units that had some minor damage due to the re-shingling of the east buildings roof have been completed.
Fire Safety Systems, Inc. replaced the standpipe that is attached to the west building exterior stairway. There are a few details to be completed, including pressure testing, before we can receive our certificate of compliance. The final details will be completed shortly.
Window and dryer vent cleaning was completed at the end of September.
Interior repairs to the x04 stack have been completed.
The Reserve Study has been completed and is available on our website..
The lobby re-painting/touch-up is complete.
New Business
Management has renewed our Nonprofit Corporation status with the Secretary State.
The Board is exploring the option to replace all garage lighting with LEDs, as Seattle City Light is offering a rebate as an incentive. We’re crunching the numbers to see if it’s worth taking advantage of the offer.
We’ve renewed our landscaping contract with Oriental Landscape Maintenance.
The Board is looking into removing the plant material from the planter on the front of the east building between units E105 and E106.
We have noticed a marked increase in the amount of garbage being mixed in with recycling. We have lost our recycling privileges in the past because of contamination. Should this happen again we will need to raise our monthly homeowner fees an additional 5-6% to pay for the increased hauling fees. Remember that garbage is an expense, but recycling is “free”. Owners please ask your residents to be careful of what they dispose of in the recycling. No food waste or containers contaminated with food. No Styrofoam. No yard waste. Refer to City of Seattle recycling flyers for specifics.If you chose not to recycle, please place your garbage into the green bins in garbage room not the blue recycling bins.

Old Business
Replacement of the shingle roof on the east building has been completed. Unfortunately, a few units under this roof experienced minor damage due to the work above. More sheathing was replaced than was anticipated along with a few other roof repairs. Despite this, the project was completed on time and under budget.
Fire Safety Systems has been approved to replace the standpipe attached to the west building exterior stairway.
Interior repairs to the x04 stack should wrap up around the end of September. No association funds will be needed to pay for these repairs.
Carpet cleaning in the east building has been completed.
Pressure washing of the courtyard, west building’s exterior stairs and a few other locations has been completed.
New Business
The reserve study has been completed and will be posted on the website soon.
Window and dryer vent cleaning will be scheduled for sometime in October.
The orange wall in the lobby will change to match the red paint, which is found on walls in all elevator lobby floors (1 to 5).
The annual sprinkler system inspection has been completed.
In regards to parking spaces, please pull your vehicles as far forward into the space as possible. This will keep the roadway clear. This will also help your neighbors get in and out of their space. Please see parking rules listed below:
4.2 No parking spaces are to be used as storage or as repair spaces for inoperative vehicles, buses, trucks, campers, recreational vehicles, boats, motorcycles or trailers of any description unless written permission is granted from the Board. Any vehicles not complying with the above will be removed at the owner’s risk and expense, three days after written notice from the Board has been posted on the vehicle.
4.3 NO PARKING except in designated parking spaces. Any vehicle in the fire lane may be towed without notice. A vehicle using more than one parking stall, illegally parked in a reserved area, or blocking traffic shall be towed away at the owner’s expense.
