● In the coming months, we’ll be scheduling a preventive maintenance appointment with Associated Roofing to check the roofs (both buildings) for any damage or wear. ● Recycling reminder: From the latest City of Seattle mailing: “Can I recycle Styrofoam? NO. Seattle residents cannot recycle foam containers.” Please refer to the Cleanscapes or the City of Seattle website for what is recyclable: http://www.cleanscapes.com/seattle/recycling_guidelines/residential/
● RULES CHANGE REMINDER: The new key price is $20/key; up from $15/key. The new charge covers increased costs of the key and postage. This amount applies towards replacing lost or broken keys as well as additional keys. The deposits for additional keys still applies. This rules change will be in effect as of June 1, 2014. The rules update and a modified key request form are available online.
● The first installment of the 2014 property taxes for the garage have been paid as of April 30, 2014.
● The replacement door to unit E213 has been painted by our handyman.

New Business
● The >|< (close doors) button in the elevator will be repaired the next time the elevator is serviced. A note has been placed in the elevator service room for the technician. ● The Board has approved a 3% increase for the 20142015 budget, which will go mostly towards the common area property taxes. Our property tax increased 17% this year. Owners will receive a new coupon book and a copy of the budget in multiple mailings. ● The Association has just been made aware of an amendment to our Condominium Declaration, which was filed and recorded in 1993 and never posted to us by the developer. The amendment concerns the commercial units (Dentist office) and has no material effect on the operation of the Association. The amendment is available to current owners on our website and will be included in all future resale certificates. ● There is now a Goodwill donation station at 115 E Belmont Street, the old Half Price Books location, just down the alley at the end of the next block. Residents are encouraged to drop off unwanted items there rather than in the trash room. You may even get a tax deduction. ● In the coming months, we'll have an arborist look at the alley trees to see if they need to be removed. We'll also ask what would be good replacements if the current trees need to be removed. ● AM I Commercial LLC (Cosmos) filed a lawsuit against the Ambassador II Owners Association in regards to parking space 2 in the alley garage. The Ambassador II Board and Property Concepts are working with our lawyer to address the suit. ● Intoxicated transient removed from property on April 5th by our security service. Police have also been contacted multiple times regarding the transient on the ramp. A complainant will need to sign the police documents in order for the police to remove the individual from the premises. A sign was installed earlier in the month to assist the police with removal of loitering persons on the property. Meeting adjourned: 7:10pm. Next Board meeting is scheduled for Monday, June 9, 2014 at 6:30pm in Unit E108. Ambassador II Condominium Homeowners Association: 506 E Howell St, Seattle, WA 98122

● The first installment of the 2014 property taxes will be paid by the end of April. The county correctly mailed the bill to Property Concepts.
● We are looking into having the trees along the alley side of the property removed, as they’re too large for the space. We’ll also be looking into what, if anything, we will replace trees.
● Anand Singla was appointed to the Board to replace Karen Henley, who has moved. He will serve until the annual HOA meeting where the membership will confirm his appointment or elect a new member.
● RULES CHANGE: The new key price is $20/key; up from $15/key. The new charge covers increased costs of the key and postage. ● To help with expediting the removal of trespassers, we placed additional No Trespassing signage on the property. We’re also considering painting No Trespassing on the concrete outside the alley garage door. If you see trespassers or loiterers, please contact the police.

Meeting adjourned: 7:07pm.

Old Business
● Storage unit breakins continue to be a problem. The Board suggests everyone not store valuables in their storage lockers.
● We urge all residents to use their range hoods to try and contain cooking odors, especially during the colder months when windows are closed. We realize that these fans do not vent outside, but they do help dissipate smells especially in those units with kitchens close to the front door.
● Investigation of a leak into a fifth floor unit is still underway. Once source has been located, repairs will be started.
● We are working with our new locksmith to check every common door and make any repairs or adjustments as needed. Progress update: The repairs and/or replacements will extend into April because of delays in receiving new parts.
● A homeowner submitted remodeling drawings to the Board for advice and approval last month. The drawings look good. The Board approves of the remodeling.

New Business
● A phone line formerly used for fire monitoring has finally been cancelled by CenturyLink. We even received a small refund. Fire monitoring is now being done by radio.
● Window and dryer vent cleaning will be scheduled for the end of April. We’ll send notices to all owners and post a few notices in the lobby as the date approaches.
● Our 2013 garage property taxes have been paid. Property Concepts had a difficult time working with King County to correct the billing address of the property.
● There is at least one open Board position. Anyone interested in being a Board member? Please contact The Association Manager, Jack Taylor, or a Board Member. We generally meet once a month and have discussions through email.
● Notification has been sent out to the owners of unit E213 regarding the damaged door that needs replacing. At this time, we have no date of replacement.

● A CONTINUED REMINDER, please wait for the garage gate to close completely before proceeding to your parking space or away from the building. If you walk out the garage gate and not the pedestrian door, please wait for the garage gate to close completely before walking away from the building or proceeding to the elevator. All homeowners with tenants, please pass along this message to your tenants. It takes a village to keep our property and personal safety secure.
● Our common area fire extinguishers were replaced with recertified extinguishers in November 2013. We are now good for another six years. Of course, they’ll be checked annually.
● The antiloitering strips were installed on the alley concrete walls in November 2013. These strips should
prevent people from sitting in these locations.
● Update on small leak from x12 stack: the damaged seal was in the common area. The Association paid for the repair.

New Business
● Storage unit breakins continue to be a problem. Please see the first item in the Old Business to help prevent these.
● We renewed our earthquake and umbrella insurance policies. Remember that these policies do not cover residents belongings, fixtures, or furnishings. Individual policies should be purchased.

● The elevator has been repaired.
● We urge all residents to use their range hoods to try to contain cooking odors, especially during the colder months when windows are closed. We realize that these fans do not vent outside, but they do help some especially in those units with their kitchens close to the front door.
● We are changing locksmith companies, as the current one has not been very responsive and seems to not know what they’re doing. This should provide us with better service. We will not need to rekey the building at this time. We will check every common door and make any repairs or adjustments as needed.
● The attending homeowner suggested that we replace the lobby carpet on each floor with more resilient floor material. On a couple of floors, the carpeting has worn through to the backing. ● If your window spring balances are in need of replacing, please contact Brian at Einar Johanson Insulation & Glass in Bitterlake (922 N 128TH St, Seattle, WA 98133; 2063624031; open Monday Friday). Part numbers are located on each spring balancer. These parts are very inexpensive and typically take about 1-2 weeks to arrive from the date of order. Replacement cost is owner’s responsibility.
● The manufacturing process of the antiloitering strips is now complete with the strips being delivered to the building a couple of weeks ago. Installation should begin within the next couple of weeks; weather permitting. We’ll start with the concrete walls near the garbage room, as this is where the loiterers reside in the wet months.

New Business
● Once again we have been dealing with a malfunctioning garage remote for the Summit garage which forces the gate to remain open. When this happens we must disconnect the remote opener, in order for the gate to close. When this happens you need to exit your vehicle and enter through the pedestrian door to press the
button that opens the gate. We’re sorry for the inconvenience. This is a reminder to please not leave your remote in your vehicle. We can only restart the remote opener when the defective garage door remote is replaced, removed, or the battery dies.

● The fire panel has been upgraded to wireless monitoring, eliminating one of our three phone lines. We’ll be dropping this line soon.
● The 2013 Reserve Study has been completed and is available for all to view on our website. We are in very good standing with our reserves are 89.8% funded. This is rare for most condo associations. This is a positive number for both buyers and sellers. The Board is satisfied with our current rate of savings and will continue at current levels, adjusting only for inflation.

Around 40% of store bought plastic garbage bag contain food. Less than 10% of paper grocery bags contain food. So, please consider carefully what you place in recycling bins.
● Thank you fellow residents for continually contacting the police to report loiterers and other suspicious persons on our property. The Board continues to search for alternatives to prevent unwanted persons from loitering on and around the property.
● The manufacturing process of the antiloitering strips should be completed later this month with installation taking place later in the year. These steel strips will replace the failed antiloitering devices on the alley concrete walls near the garbage room and around the City Light vault.

New Business
● A minor roof leak on the West building has been repaired.

Notice: Please complete and return (via mail or email) the emergency contact form, which was included in the July’s minutes, to Property Concepts. This form is necessary especially for the non-owner occupied units. Please respond even if there has been no change with your current contact information. Thank you.
Carpet cleaning in the east building was completed on Thursday, August 22nd.

A CONTINUED REMINDER, please wait for the garage gate to close completely before proceeding to your parking space or away from the building. If you walk out the garage gate and not the pedestrian door, please wait for the garage gate to close completely before walking away from the building or proceeding to the elevator. All homeowners with tenants, please pass along this message to your tenants. It takes a village to keep our property and personal safety secure.

The 5th-floor deck repair is complete.

Recycling continues to improve as residents are taking better care to recycle properly. Reminder: Pizza boxes are not recyclable as they are considered contaminated; especially if there is still pizza in them! Please dispose of as garbage.

Thank you fellow residents for continually contacting the police to report loiterers and other suspicious persons on our property. The Board continues to search for alternatives to prevent unwanted persons from loitering on and around the property.

New Business

The selection of the Board officers positions was completed at the beginning of the meeting.

Window and vent cleaning is due to be scheduled in October. Once the dates have been selected with the contractor, we’ll mail notices to all homeowners.

Our annual fire sprinkler system test discovered a leaking pipe in the east building’s north stairwell. This pipe has since been repaired and pressure tested.

The fire panel has been upgraded to wireless monitoring, eliminating one phone line.

There’s been another leak. This time is was from a broken water heater. As a continued reminder, please check your water heater. If it says Bradford & White as the manufacturer, these water heaters are likely original units that date back to 1991 or 1992. Repair of the water damage is the responsibility of the unit owner above those affected. No Association funds will go towards these repairs.

This past week, water damage was discovered in a closet of a unit in the east building. The damage was inspected by our contractor and repairs will commence shortly. The Association will take responsibility for the repairs since it was a shared drain line located within a common wall.

The 2013 Reserve Study has been completed. We are in very good standing with our reserves are 89.8% funded. This is rare for most condo associations. This is a positive number for both buyers and sellers. The Board is satisfied with our current rate of savings and will continue at current levels, adjusting only for inflation.

The Board discussed an anti-loitering proposal by a fellow Board member and approved the proposal. These steel strips will replace the failed anti-loitering devices on the alley concrete walls near the garbage room and around the City Light vault. The strips must be fabricated. Installation will take place late this year at the earliest.

Meeting adjourned: 7:22pm.

2013 Annual Homeowner Meeting Minutes

Ambassador II Condominium Association
2013 Annual Homeowner Meeting Minutes

Meeting was called to order at 7:00pm on Wednesday, August 14, 2013.

Introduction and SignIn:

● Counting the number of persons present and the number of proxies, a total 25 persons attended, such number constitutes a quorum.
● The proof of meeting notice was provided to all attendees.
● The IRS form 70604 was read aloud by the Treasurer as per federal law.
● The 2012 annual meeting minutes were approved as written by the membership.

Financial Report:

● The Treasurer presented budget highlights from the previous fiscal year. He also presented the 2013/2014 annual budget for approval by the membership. Dues were increased by 3.5% over the previous year due mainly to insurance and utility increases.
● The annual budget was approved by the membership as presented.
● Significant repairs and upgrades funded by our Reserves for the 2012/2013 year included re-shingling the east building’s peaked roof and a couple 5th floor deck repairs.

Old Business:

● The Board would like to remind all homeowners to replace all original water heaters, water supply valves and toilets. As a general rule if your water heater says BradfordWhite on the side, it’s likely the original equipment. If the water valves and supply lines to your sinks, toilet(s), and dishwasher are gray plastic, they are most likely original too. We also urge everyone to check and change washing machine hoses every 5 years; braided hoses can last a decade. The Board strongly urges residents to pay close attention to toilets. Several instances of spontaneous tank cracks over the years have been reported. If your toilet says “CRANE”, it’s also likely original equipment. Aged equipment may fail without warning causing significant water damage to your unit as well as to the units around and below yours.
● A water damaged suspended ceiling tile was replaced in the exercise/bike storage room after repairs were completed to the x04 stack of units, however. A new leak appeared in this stack to where another ceiling tile needs to be replaced. The Board will work on replacing this tile as well.

New Business:

● Nomination and election of Board members. Three positions were open due to term expiration. The membership placed three (3) names for nomination and reelected Shaun Ross and Karen Henley to the Board. Venus Chan was elected to her first term.
● Our annual Reserve Study is scheduled for completion around the end of August for the 20132014 fiscal year. We anticipate the study to increase our very good standing above 84% funding of our total reserve needs. This is well above the average for comparable associations.
● A member voiced his concern about the increase in HOA dues. The President and other members provided reasons for the increase and why we keep adding to our reserves.
● Homeowners and tenants need to pay better attention to what can be recycled. There are notices posted near the dumpsters for reference and on City of Seattle’s website. If we lose our recycling containers, our garbage bill will rise dramatically.

Meeting was adjourned at 8:05pm.

● The damage from the water leak in the east building common area has been repaired. Please, please double check all your faucets (dishwasher, clothes washer, sinks, and toilets) to see if they are metal. If they are not, please have them replaced as soon as possible. The gray plastic faucets are original and may fail when
you least expect.
● Our contractor is repairing one of the last 5th floor decks. It appears that this deck in particular was incorrectly built.
● We are still waiting to have our new fire alarm transmitter installed. There is no further update at this time.
● Recycling continues to be a problem, but residents are taking better care to recycle properly. Reminder: Very little packing that comes inside shipping boxes is recyclable. Styrofoam of any kind, packing peanuts of any kind, and air bags should be thrown in the trash. Paper and cardboard is recyclable. Cardboard boxes should be flattened before recycling.
● Thank you fellow residents for contacting the police regarding noise levels of the Redwood and for reporting loiterers on our property. The Board continues to search for alternatives to prevent unwanted persons from loitering on and around the property.

New Business
● Carpet cleaning has been scheduled for Thursday, August 22nd in the east building.
● There seems to be an uptick of drug trafficking and drug use on and around the buildings. Please contact 911 right away if you observe suspicious behavior. The main problem areas are the Howell Street steps, the City Light vent at the SE corner of the east building, and the area near the garbage room.
● No smoking signs have been installed in the garages in response to people smoking in both garages.
● The standpipe was installed late last month. This past week, we have received our standpipe certification.
● There have been a few dogs barking constantly in the building. Please control your barking dogs with, as their barking is disturbing to your neighbors. Residents have found that a Citronella collar has been an effective control measure.
● Washington Alarm has finally completed their connection to our building to supply alarm monitoring service that CenturyLink has suddenly discontinued.
