  • One homeowner attended the meeting this month.

Old Business

  • Here’s notice that the Board will be enforcing the Rules & Regulations. Warning notices will be sent to unit owners with fines following if the violation has not been resolved.
  • The opt-in mailing list for Ambassador II-related announcements is now available. Please email board@ambassador2.com to be added to the list. 

New Business

  • Regarding Fence Repairs
    • Board has concerns of additional work being looped into the bid by a homeowner.
    • Only Mccloud performed an onsite review, other vendors performed a visual inspection
    • Vote for bid approval – All in favour
    • Fences will be replaced in the most impacted areas
  • Regarding Water Intrusion
    • Late October, multiple units were affected due to water leaks. After an on-site investigation, it was determined that a failing seal around the bathtub and a toilet were the root cause of the leak. Both issues are homeowners responsibility, and the bill is expected to be split across both homeowners.
    • Ashley to check about splitting the bill and itemizing the cost per unit.
  • Regarding Portapotty
    • A fire occurred in the portapotty last Sunday (November 12th, 2023)
    • The portapotty will be relocated to a more secure area due to fire risk
    • Board votes in favour to place portapotty nearby the composting, falling back to next to exercise room if not possible.
    • Brian to contact Gil about the Relocation
  • Regarding the Elevator project
    • Due to factory and shipping delays, the timeline has been shifted to late December.
    • Ashley to follow up with the company to get new timelines.
  • Regarding Large Item Pickups
    • Lisa was unable to resolve large item buildups in the trash room due to illness.
    • Issue is resolved, the board considered requesting to be added as an authorized point of contact of large item pickups, but that would be difficult due to billing issues
    • Kate will add a sign about no large items in the garbage room
  • Regarding Deck Recoating
    • Deck work is underway, items to be removed from the deck tomorrow.
    • The board discussed the possibility of changing the deck colour to a darker colour to hide dirt
    • Concerns were raised about scheduling and communication to homeowners and timelines.
    • Brian to ask contractors about aligning the colours – If the cost change is less than $200, and no timeline change, the board approves of the changes.
  • Regarding property manager role
    • We have received interest in the role, but are still open to applications and other options.
    • Main task items are garbage cleanup and graffiti cleaning.
    • The board will request a bid from Goodbye Graffiti for monthly service costs.
    • Board is continuing discussing options next meeting, and is tabling discussion for the session.
  • The Board is looking to engage a structural engineer to assess the roof situation with an eye to making it safer for window washing.
  • Brian and Jay will look at the tree branch in the alley

Committee Reports

  • A homeowner has set up a forum for homeowners: https://www.facebook.com/groups/ambassador2seattle/
  • Landscaping Committee
    • Regarding the small garden, the board will resume spraying herbicide to remove weeds from the garden, unless owners are willing to volunteer time
    • Regarding irrigation – Interior repairs will take 2 days of labour at approx $60/h
    • Exterior repairs are not worthwhile, as they tend to get damaged and most plants don’t require regular watering
    • PNW Landscaping is increasing fees approximately 15% for the upcoming contract.
    • Board votes for new Bark and Shrub Removal ($65) – Full agreement
    • Landscaping Committee will contact Luis for the contract and proceed

Security

  • No vehicles reported stolen in October. A firm reminder to never store your remote keys in your car.
  • No locker break-in attempts reported in October. Please don’t store valuables in lockers. Please also secure your locker with a high-quality lock to avoid and deter future break-ins.
  • No package thefts were reported in October. Please pick up your packages as soon as they arrive or, better yet, schedule them to be delivered to a more secure location like your work address or an Amazon locker. 

Rules

  • Rule 3.12 – Rules & Regulations state that Realtor key boxes must be removed within 7-days of the sale or lease of the unit. Otherwise, there should be no other key boxes attached to the fencing anywhere on the property. All non-Realtor key boxes will be immediately removed and disposed of without notice.
  • Recycling reminders: Our recycling rules are identical to the City of Seattle’s. Please break down boxes, toss most packing materials into the trash, as most are not recyclable. IF IN DOUBT, THROW IT OUT. All plastic packaging is not recyclable. Paper towels are not recyclable. Caps on bottles are also not recyclable.

ALL RECYCLABLE ITEMS MUST BE CLEANED PRIOR TO PLACEMENT IN THE BINS

  • Rule 4.10 – DO NOT leave garage remotes in your vehicle. Non-resident owners, please discuss this continued security issue with tenants.
  • Rule 3.17 – It is our individual responsibility to secure the building. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose.
  • Rule 3.5 – Smoke from several units has been leaking into the hallway. This has been creating a persistent odor in the hallway and affecting other residents on the floor. As a reminder of the rule – “No owner or occupant shall make or permit any loud, excessive, or disturbing noises or odors by himself or herself, his or her family, employees, agents, or visitors, nor do or permit anything that will interfere with the rights, comforts, or convenience of any condominium owner or occupant. NO SMOKING IS PERMITTED IN THE COMMON AREAS OR GARAGE.” Violators will be fined and potentially charged to remove the odor in the hallway.

Things to Always Remember

  • MODIFICATION OF UNITS: Please review the Rules & Regulations prior to any modification of the unit (Rule 8.1 through 8.10). If one is planning to remodel their unit or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours to when the units are mostly unoccupied. All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall submit a request to the Board, which will render a decision.
  • PARKING IN GARAGE: The two (2) dentist office parking spaces are not to be used for guest parking. There is no guest parking in the garage, as all spaces are assigned. Unauthorized vehicles may be towed without warning at the vehicle owner’s risk and expense (Rule 4.1). Non-resident owners, please advise tenants of this continued parking issue. The dentist’s office has provided the Board a list of vehicles to tow on sight. NO WARNING!
  • WATER SHUT-OFF VALVE: There is a water shut-off valve located in every unit above the water heater. This valve will shut water off to your entire unit without affecting the whole building.
  • CONTACTING THE BOARD: Unless there’s an emergency, tenants may not directly contact Board members or Property Concepts. They need to contact the unit’s owner or owner’s representatives with any property concerns.
