  • Two homeowners attended the meeting this month.

Old Business

  • Unless there’s an emergency, tenants may not directly contact Board members or Property Concepts. They need to contact the unit’s owner or owner’s representatives with any property concerns.
  • Replacing the timer for the garage exhaust fan will be included in next year’s budget.
  • Here’s notice that the Board will be enforcing the Rules & Regulations. Warning notices will be sent to unit owners with fines following if the violation has not been resolved.
  • The Board has installed a secured corkboard where notices may be posted in the lobby without being disrupted by others. Please contact the Board if you wish to have your notice placed there.

New Business

  • The Secretary was absent; the Vice-President is taking notes in their absence.
  • Amazon has reimbursed the Amazon Key damage to the call box. Thank you Ashley for following through and closing the loop.
  • Pressure washing will occur later this month. We will be placing a notice on the entrances to the mailroom, and on the notice board.
  • Garage code was successfully updated on June 10th.
  • We have informed Ambassador I about stolen remotes being a problem in the community. The board will follow up with discussions on managing remotes, and exploring a method for homeowners to purchase remotes.
  • On the topic of landscaping: It has been hard to find appropriate plants, and Jay is still currently looking. Also, there appears to not be a drainage system for the square garden. It is unclear if we require proper drainage for the longevity and health of future plants.
    • The board will work with the landscapers to add a new layer of bark. The board unanimously approved of the expense.
  • Older fans for bathrooms causing a large amount of noise is an ongoing issue. Property Concepts has issued an official warning to one unit.
  • The board discussed standardizing a procedure to receive homeowner complaints and reports. For example, requiring the reporting homeowner to provide detailed data points (e.g. time and date of event) of the activity that is being reported.
  • Fine fees are historically outdated. They have not been updated in the bylaws since inception. The board is considering modernizing the rules and regulations, and updating the fine structure to better reflect the current economic situation.
    • Fines are historically deterrents, not punishments. The suggestion is to update from $25 to an laddered $100/150/250.
  • On the topic of security cameras: We currently have a first bid, but it is currently difficult to get a second bid due to unresponsive companies. 
    • The cost is non-trivial. We will need to use a large amount of reserve funds. The board will present the package to the annual meeting to discuss with homeowners about this project.
  • On the topic of the 2022 Reserve Study: Ideally we will have it done before the annual meeting. This will require immediate followup with the company. We will contact them tomorrow to get a date for the site visit.
  • On the topic of website hosting: We will require a new expense to host the website and domain renewal, which we estimate to be $250/year. The board approved this unanimously.
  • On the topic of the annual meeting: It is tentatively scheduled on July 13th.
    • Annual budget will need to be presented – Ashley will provide a first draft next week.
    • Property Concepts will mail out the announcement and the Proxy ballots.
    • Jay will take charge and put the packets together.
    • Secretary role is up for renewal this year,
      • Will Amy continue being a board member? This will be discussed offline.
    • Jean is leaving the board
      • The board will require a new Member at Large.

Committee Reports

  • We are investigating the possibility of installing a package locker for package deliveries. The quote we received would be 14k for the installation fee; however, this is not something we have allotted for our 2021-2022 budget. We will present this information in the Annual meeting.
  • A homeowner has set up a forum for homeowners: https://www.facebook.com/groups/ambassador2seattle/
  • Google Fiber has offered free service to our property. After inspection, it was determined that our building was ineligible without performing some upgrades. We will investigate this in the future.
  • Fitness Room room equipment procurement remains on hold.

Security

  • A firm reminder to never store your remote keys in your car.
  • No locker break-in attempts reported in May. Please don’t store valuables in lockers.Please also secure your locker with a high-quality lock to avoid and deter future break-ins.
  • No package thefts were reported in April. Please pick up your packages as soon as they arrive or, better yet, schedule them to be delivered to a more secure location like your work address or an Amazon locker. 

Rules

  • Rule 3.12 – Rules & Regulations state that Realtor key boxes must be removed within 7-days of the sale or lease of the unit. Otherwise, there should be no other key boxes attached to the fencing anywhere on the property. All non-Realtor key boxes will be immediately removed and disposed of without notice.
  • Recycling reminders: Our recycling rules are identical to the City of Seattle’s. Please break down boxes, toss most packing materials into the trash, as most are not recyclable. IF IN DOUBT, THROW IT OUT. All plastic packaging is not recyclable. Paper towels are not recyclable. Caps on bottles are also not recyclable.

ALL RECYCLABLE ITEMS MUST BE CLEANED PRIOR TO PLACEMENT IN THE BINS

  • Rule 4.10 – DO NOT leave garage remotes in your vehicle. Non-resident owners, please discuss this continued security issue with tenants.
  • Rule 3.17 – It is our individual responsibility to secure the building. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose.
  • Rule 3.5 – Smoke from several units has been leaking into the hallway. This has been creating a persistent odor in the hallway and affecting other residents on the floor. As a reminder of the rule – “No owner or occupant shall make or permit any loud, excessive, or disturbing noises or odors by himself or herself, his or her family, employees, agents, or visitors, nor do or permit anything that will interfere with the rights, comforts, or convenience of any condominium owner or occupant. NO SMOKING IS PERMITTED IN THE COMMON AREAS OR GARAGE.” Violators will be fined and potentially charged to remove the odor in the hallway.

Things to Always Remember

  • MODIFICATION OF UNITS: Please review the Rules & Regulations prior to any modification of the unit (Rule 8.1 through 8.10). If one is planning to remodel their unit or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours to when the units are mostly unoccupied. All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall submit a request to the Board, which will render a decision.
  • PARKING IN GARAGE: The two (2) dentist office parking spaces are not to be used for guest parking. There is no guest parking in the garage, as all spaces are assigned. Unauthorized vehicles may be towed without warning at the vehicle owner’s risk and expense (Rule 4.1). Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided the Board a list of vehicles to tow on sight. NO WARNING!
  • WATER SHUT-OFF VALVE: There is a water shut-off valve located in every unit above the water heater. This valve will shut water off to your entire unit without affecting the whole building.
