Old Business

  • Unless there’s an emergency, tenants may not directly contact Board members or Property Concepts. They need to contact the unit’s owner or owner’s representative with any property concerns.
  • Resurfacing of the west building walkways and bridges has been delayed, as we look for another bid.
  • Repairs to our irrigation system needs to be made. Currently, there are no requests for bids. The Board is open to a fellow homeowner taking the reigns of this project. Please contact the Board if interested.
  • Here’s notice that the Board will be enforcing the Rules & Regulations. Warning notices will be sent to unit owners with fines following if the violation has not been resolved.
  • Bathroom fan noise was brought up. Please consider cleaning and/or replacing your bathroom fan(s).
  • When away from your unit for a long period of time, please turn off the water supply to your water heater.
  • A roof leak above the x05 stack was inspected and will be repaired right away.
  • Repair of a leaking fire suppression pipe.
  • One gate and two doors that hadn’t been securing properly were repaired. The board has authorized replacement of a closure on the pedestrian door at the north end of the alley garage. Date has not been set for installation.
  • Repair of the stringers, upper platform, and lower platform to the exterior stairs on the northside of the east building is complete. The contractor will return in spring/summer to paint the stringers.

New Business

  • Identification of parking space and storage locker owners is in the works. 
  • Annual fire alarm inspection is looking to be scheduled on a Thursday in February. Notices will be mailed to all homeowners. Notices will also be posted onsite once the date has been selected.
  • The sagging ceiling over the 2nd floor landing of the west building exterior stairs will be repaired as soon as we can get an available contractor.
  • A leak was reported coming from the ceiling and/or the east windows of the Fitness Center. Inspection with repair proposal is in the works.
  • The timer for the garage exhaust fans will be replaced before spring.
  • The spring window & dryer vent cleaning will be scheduled for April, dates to be announced.
  • Please curb barking dogs (Rule 10.3). Warning notices will be mailed to unit owners for the first offense. Fines will follow if the barking continues. A warning notice has been sent to a resident for continued dog barking.
  • Request for bids to replace our current security service remains in the works.
  • Spitting on the walls is not permitted. Please stop. If caught, fines will be assigned to unit owners.
  • The Board is working on improving communication with the Ambassador 1’s Board.

Committee Reports

  • Google Fiber has offered free service to our property. After inspection, it was determined that our building was ineligible without performing some upgrades. We will investigate this in the future.
  • Fitness Room room equipment procurement remains on hold.

Security

  • 4 vehicle break-ins reported in December. Police reports have been submitted.
  • No locker break-ins reported in December to the Board. Please don’t store valuables in lockers.
  • No package thefts reported in December to the Board. Although a few residents have posted requests in the lobby for packages to be returned. Please pick-up your packages as soon as they arrive or, better yet, schedule them to be delivered to a different more secure location like your work address or an Amazon locker. U-haul and The UPS Store offer mail receiving services.

Rules

  • Rule 3.12 – Rules & Regulations state that Realtor key boxes must be removed within 7-days of the sale or lease​ of the unit. Otherwise, there should be no other key boxes attached to the fencing anywhere on the property. All non-Realtor key boxes will be immediately removed and disposed of without notice.
  • Recycling reminders:​ Our recycling rules are identical to the City of Seattle’s. Please break down boxes, toss most packing materials into the trash, as most are not recyclable. IF IN DOUBT, THROW IT OUT. All plastic​ packaging is not recyclable. Paper towels are not recyclable. Caps on bottles are also not recyclable. ALL RECYCLABLE ITEMS MUST BE CLEANED PRIOR TO PLACEMENT IN THE BINS
  • Rule 4.10 – DO NOT​ leave garage remotes in your vehicle. Non-resident owners, please discuss this continued security issue with tenants.
  • Rule 8.3 – No door mats may be placed outside doors on the East Building’s carpeted hallways, as one may trip over these mats during evacuation. Doormats are allowed on the West Building walkways.
  • Rule 3.17 – It is our individual responsibility to secure the building. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose.

Things to Always Remember

  • WATER SHUT-OFF VALVE: There is a water shut-off valve located in every unit above the water heater. This valve will shut water off to your entire unit without affecting the whole building.
  • REGULAR UNIT INSPECTIONS: Owners not residing in their unit are strongly encouraged to inspect their unit on a regular basis, as tenants tend to not report damage. Non-resident owners living out of the area are required by statute RCW 59.18.060(15) to have a local representative to protect their interests.
  • MODIFICATION OF UNITS: Please review the Rules & Regulations prior to any modification of the unit (Rule 8.1​ through 8.10). If one is planning to remodel their unit or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours to when the units are mostly unoccupied. All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall submit a request to the Board, which will render a decision.
  • PARKING IN GARAGE: The four (4) dentist office parking spaces are not to be used for guest parking. There is no guest parking in the garage, as all spaces are assigned. Unauthorized vehicles may be towed without warning at the vehicle owner’s risk and expense (Rule 4.1). Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided the Board a list of vehicles to tow on sight. NO WARNING!
