Meeting was called to order at 6:34pm. The March 2020 minutes were approved as written.

Homeowners Forum
● No homeowners attended the meeting this month.
Treasurer’s Reports
● For period ending March 31, 2020
Checking: $25,095.09

Old Business
● A Seattle PO Box has been set-up for HOA dues submission. Notices sent to owner’s addresses on file.
● Fire alarm panel replacement and testing of our sprinklers and sensors is complete.
● Plumbing repair work completed on the x07 stack.
New Business
● Our 2020 fire alarm testing was the morning of Thursday, April 16th. Access was not required this time due to COVID-19 distancing requirements. All future annual testing will be in February with access required depending upon revised regulations.
● Janitorial, landscaping, and utility services continue operating as scheduled during the crisis.
● Spring window and vent cleaning was April 2 and 3; autumn cleaning will be October 12 and 13.
● The Board Secretary has contacted all unit owners and has asked for and received updated contact information.
● Courtyard and lower concrete walls will be pressure washed in June if all goes as planned.
● Possible roof leak reported in the x05 stack. A firm has been contacted to investigate.
● The elevator will be out of service for approximately 3-days for replacement of the oil reservoir which includes
the oil reservoir, barrels of oil, operating valve, motor, and the pump. Once dates have been set, the Association will mail notices to all owners and post a notice on the property. This is a major and expensive repair. At present
time, we anticipate it will be 2-3 months until we can schedule the repair.
● The re-stuccoing work on the east side of the x04 stack is currently scheduled for mid-May. However, this may change depending upon COVID-19 updates. Awaiting approval of building and parking permits
● The West Building courtyard, walkways and bridges will be resurfaced later this year as part of the -04 stack project.
● A board member continues to look for unit number and building signage replacements. This project is on hold.
● We’re looking for quotes to replace/repair the wooden landing towards the bottom of the north exterior stairwell outside the east building.
Committee Reports
● The 600 E Howell building construction is on hold for now. Please see ‘Seattle in Progress’ for design details and

● Fitness Room room equipment procurement is on hold.
Security
● At least Three vehicle break-ins reported, with additional suspected) in March with at least one remote stolen.
DO NOT leave garage remotes in your vehicle (Rule 4.10). Non-resident owners, please discuss this continued security issue with your tenants.
● Emergency Summit Ave garage gate remote recode. Notices mailed to owner’s addresses on file.
● No locker break-ins reported in March. Please don’t store valuables in lockers, as they are easily accessible to thieves entering the garage through unattended open doors.
● No package thefts reported to the Board in March. As a reminder, please pick-up your packages as soon as they arrive or schedule them to be delivered to a different location like your work address or an Amazon locker.
● Trim painting and wall repairs will return after contact restrictions diminish.
Rules
● No doormats on the East Building’s carpeted hallways, as one may trip over these mats during an emergency exit. Doormats are allowed on the West Building walkways.
● Recycling reminders: Our recycling rules are identical to the City of Seattle’s. Please break down boxes, toss most packing materials into the trash, as most are not recyclable. IF IN DOUBT, THROW IT OUT. As of January 2020 plastic bags of all types and individual plastic sheets are prohibited in recycling. If you choose to place recycling in plastic bags please dispose of them in garbage. That’s where they will end up anyway!!!
● Personal items may not be stored in common areas. These items may be disposed of without notice and at the unit owners expense.
Things to Always Remember
● GARAGE SECURITY: It is our individual responsibility to secure the building. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely (Rule 3.17). Do not leave garage remotes in vehicles (Rule 4.10). When a vehicle break-in occurs, thieves typically take the remote, as it’ll make it much easier for them to re-enter the building and burglarize cars and lockers. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose.
● REMODELING: If an owner is planning to remodel or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours to when the units are mostly unoccupied, weekdays usually.
All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall inform the Board, which will render a decision.
● PARKING IN GARAGE: The four (4) dentist office parking spaces are not to be used for guest parking. There is no guest parking in either garage, as all spaces are assigned. Unauthorized vehicles may be towed without warning at the vehicle owner’s risk and expense. Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided the Board a list of vehicles to tow on sight. NO WARNING! These vehicles often park overnight and/or on weekdays.
● WATER SHUT-OFF VALVE: There is a water shut-off valve located in every unit above the water heater. This valve will shut water off to your entire unit without affecting the whole building.
● REGULAR UNIT INSPECTIONS: Owners not residing in their unit are strongly encouraged to inspect their unit on a regular basis, as tenants tend to not report damage. Non-resident owners living out of the area are required by statute RCW 59.18.060(15) to have a local representative to protect their interests.

Next Board meeting is scheduled for Monday, May 11th, 2020 at 6:30pm in unit E-108 or a designated area due to social distancing restrictions.
