Meeting was called to order at 6:34pm. The November & December 2019 minutes were approved as written.

Homeowners Forum
● Two homeowners attended the meeting this month.

Old Business
● When in public areas of the property, please be considerate of your conversation volume especially in the courtyard. Sounds echo off the pavement and surrounding buildings.
● Hall painting complete. Touch ups and revisions will occur soon and then turn our attention to the stairwells.
● Installation of the East Building’s new carpet is complete. We should be good for another 15yrs.
● Rekeying of the building’s 32 common area door locks has been completed.


New Business
● Audit of the Ambassador II Condominium’s 2018-19 books was completed in November. All is in great order.
● Our earthquake and property liability insurance is due for renewal this month.
● Two new leaks reported in November and December; one in the x06 stack (unknown source under a sink) and another in the x07 stack (laundry pipe).
● The fire alarm panel has been replaced. Testing of our sprinklers and sensors is also complete. Some sprinkler heads will be replaced this spring.
● All of the building fire extinguishers were replaced in January.

Committee Reports
● The 600 E Howell building has scaffolding to install the siding. They appear to be working on the roof as well. Please see ‘Seattle in Progress’ for design details and scope of the project:

● The Fitness Room Committee continues looking into the cost and availability of ‘previously-owned’ commercial exercise equipment. We hope to have a new-to-us piece of equipment in the room before summer. The damaged gate and rekeying had depleted our funds to purchase equipment sooner.

Security
● No locker break-ins reported in December. Please don’t store valuables in lockers, as they are easily accessible to thieves entering the garage through unattended open doors.
● Continued burglaries of residential garages. Non-resident owners, please discuss this continued security issue with tenants.
● Package theft reported to the Board in November; nothing reported in December, suspected theft noted this month. As a reminder, please pick-up your packages as soon as they arrive or schedule them to be delivered
to a different location like your work address or an Amazon locker.


Rules
● Recycling reminders: Our recycling rules are identical to the City of Seattle’s. Please break down boxes, toss most packing materials into the trash, as most are not recyclable. IF IN DOUBT, THROW IT OUT. As of
January 1st plastic bags of all types and individual plastic sheets are prohibited in recycling.
● Personal items may not be stored in common areas. These items may be disposed of without notice and at the unit owners expense.
● No doormats on the East Building’s carpeted hallways, as one may trip over these mats during an emergency exit. Doormats are allowed on the West Building walkways.
● Noise complaint of an upstairs neighbor with a toddler running around the unit. Within both buildings, all noises travel between units. Please be courteous and be aware of how one’s actions and noises may affect
others. We are a close-quarter community.


Things to Always Remember
● OWNER CONTACT INFORMATION: There are still a large number of units with out-of-date contact info. The Association’s Secretary is working on contacting all homeowners to update all contact information.
● WATER SHUT-OFF VALVE: Every unit has a water shut-off valve located above the water heater. This valve will shut water off to your entire unit without affecting the whole building.
● GARAGE SECURITY: It is our individual responsibility to secure the building for all. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely
(Rule 3.17). Do not leave garage remotes in vehicles (Rule 4.10). When a vehicle break-in occurs, thieves typically take the remote, as it’ll make it much easier to return for additional burglarizing. We strongly advise
residents to never leave anything in vehicles or lockers that one does not wish to lose.
● PARKING IN GARAGE: The four (4) dentist office parking spaces are not to be used for guest parking. There is no guest parking in either garage, as all spaces are assigned. Unauthorized vehicles may be towed without
warning at the vehicle owner’s risk and expense. Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided the Board a list of vehicles to tow on sight. NO WARNING! These vehicles often park overnight, or on weekdays.
● REGULAR UNIT INSPECTIONS: Owners not residing in their unit are strongly encouraged to inspect their unit on a regular basis, as tenants tend to not report damage. Non-resident owners living out of the area are
required by statute RCW 59.18.060(15) to have a local representative to protect their interests.
● REMODELING: If an owner is planning to remodel or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours to when the units are mostly unoccupied, weekdays
usually. All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall inform the Board, which will render a decision.
