Homeowners Forum
● No homeowners were present at the meeting this month.
Meeting was called to order at 6:35pm. The November 2016 minutes were approved as written.

Committee Reports
● The properties containing the Redwood bar and the convenience store have a plan for a new 7-story (70+ unit) structure with retail at street level and no parking. The first design review was held January 4, 2017.

Security
● CONTINUED REMINDER TO ALL RESIDENTS: Before proceeding away from the building or to your parking space (Rule 3.17), please wait for the Summit Ave garage gate to completely close.
● No locker break-ins reported, however a possible vehicle prowl was reported in December. Because of the ongoing residential garage burglaries, we strongly advise residents to never leave anything in lockers or vehicles that one does not wish to lose. Leaving valuables or even non-valuables in plain sight is an invitation for thieves. Non-resident owners, please discuss this continued security issue with your tenants.
● One package theft reported in December, with others suspected. The Board continues to advise residents to consider having packages delivered to one’s workplace or other secure address. With the packages that are delivered here, they should be picked up promptly, as packages left for extended periods may be considered abandoned.
● In December, one vehicle was towed from a dentist office parking space. Another was attempted, however, it was too tall to tow safely out of the garage. A notice was placed on the windshield. Another vehicle was going to be towed from a dentist parking space a week or so back, but the owner returned before the tow truck arrived. There are no visitor parking spaces available in our garages. Unauthorized vehicles may be towed without warning at the owner’s risk and expense.

Rules
● Short-term tenants rules 11.7 and 11.8 have been added to the Rules & Regulations and are now in effect. The Declaration (10.4 and 10.5) has already stated ‘rental leases may not be less than 6-months.’ The new rules have been added to be more detailed as well as to list fines.
● Recycling reminders: In numerous cases residents place boxes and bags in the recycling containers that contain non-recyclable items. Just because some items are recyclable does not mean everything is recyclable. If there is any doubt, put it in the garbage bins.

Old Business
● Repayment of the Association’s last assigned $10K insurance deductible is in the works and should be settled by the end of the month.
● Owners not residing in their unit are encouraged to inspect their unit on a regular basis. In the last few years, we’ve seen multiple instances where tenants have not reported maintenance issues, which have ended up causing unnecessary damage to one or more units. Also remember that non-resident owners that live out of the area are required by statute to have a local representative to protect their interests.
● Missing emergency contact information. Have you changed phone numbers and/or email addresses? There are still homeowners who have not contacted Property Concepts with current emergency contact information. Please contact Jack Taylor at Property Concepts to make sure he has current phone number(s), mailing address, and email address(es) for you and/or your tenant. His phone n=umber is at the bottom of the minutes.
● WATER SHUT-OFF VALVE: A water shut-off valve is located above the water heater in every unit.
● No date yet for roof repairs. The contractor will contact us with their schedule as it becomes available. But no worries, the temporary repairs are still holding.
● The exterior repairs of the east side of the x01 stack are now complete.

New Business
● Our HOA insurance policies have been renewed. As previously announced, the Board voted to increase the Association’s insurance deductible from $10K to $20K per water damage claim. Our broker has confirmed the change. The deductible for all non-water damage claims will remain at $10K per incident. Per the 3rd Amendment to the Declaration, the at-fault unit owner is responsible for the amount of the Association’s insurance deductible. Homeowners without insurance will be responsible for the entire damage bill. This change will take in effect 02/01/2017. A separate notice is included in the mailed minutes if a reminder needs to be forwarded to a third party.
● The Board is looking into replacing a failed door closer on the east building’s second floor north stairwell door.
● The Board is also looking into lowering the three EXIT signs in the alley garage so they are visible below the insulation.
● The x07 stack leak (a very small one) has been isolated to the 1st floor. Repairs are in the works.
● The planting bed north of the west building is, unfortunately, going through a fungal infection (Verticillium wilt) that will eventually kill the majority of the plantings. The Board is monitoring the situation, removing dead material, and is looking into replacement plants that are immune to this fungus. Replacement of all soil and plants is being
considered. Verticillium wilt has no treatment and is nearly impossible to eradicate.
