● No homeowners were present at the meeting this month.
Meeting was called to order at 6:34pm. The October 2013 minutes were approved as written.
Treasurer’s Report

Old Business
● A CONTINUED REMINDER, please wait for the garage gate to close completely before proceeding to your parking space or away from the building. If you walk out the garage gate and not the pedestrian door, please wait for the garage gate to close completely before walking away from the building or proceeding to the
elevator. All homeowners with tenants, please pass along this message to your tenants. It takes a village to keep our property and personal safety secure.
● If your window spring balances are in need of replacing, please contact Brian at Einar Johanson Insulation & Glass in Bitterlake (922 N 128TH St, Seattle, WA 98133; 2063624031; open Monday Friday). Part numbers are located on each spring balancer. These parts are very inexpensive and typically take about 1-2 weeks to arrive from the date of order. Replacement cost is owner’s responsibility.
● The manufacturing process of the antiloitering strips is now complete with the strips being delivered to the building a couple of weeks ago. Installation should begin within the next couple of weeks; weather permitting. We’ll start with the concrete walls near the garbage room, as this is where the loiterers reside in the wet months.
New Business
● Once again we have been dealing with a malfunctioning garage remote for the Summit garage which forces the gate to remain open. When this happens we must disconnect the remote opener, in order for the gate to close. When this happens you need to exit your vehicle and enter through the pedestrian door to press the
button that opens the gate. We’re sorry for the inconvenience. This is a reminder to please not leave your remote in your vehicle. We can only restart the remote opener when the defective garage door remote is replaced, removed, or the battery dies.
● The small leak from the ceiling of the alley garage is from the unit above. The unit owner has been notified of the leak. Repairs are the responsibility of the unit owner.
● An independent audit was performed on the Association’s books for the fiscal year ending June 30, 2013. The audit is available for viewing on our website.
● Our common area fire extinguishers will soon be replaced with recertified extinguishers. This must be done every six years per fire code.

Next Board meeting is scheduled for Monday, January 13, 2014 at 6:30pm in Unit E108. There will be no December 2013 HOA meeting.
