Old Business

  • Here’s notice that the Board will be enforcing the Rules & Regulations. Warning notices will be sent to unit owners with fines following if the violation has not been resolved.
  • The opt-in mailing list for Ambassador II-related announcements is now available. Please email board@ambassador2.com to be added to the list. 

New Business

  • The homeowner in attendance agreed to become part of the landscaping external task force, and will contact Luis for a quote to remove dead shrubs and re-mulch around the property.
  • We will also have the homeowner reach out to Jeff to coordinate a date for window washing.
  • In regards to the repair of decks on the 5th floor, MacLeod’s bid has been approved and they will start as soon as possible. Property Concepts will notify impacted unis.
  • TKE is still on schedule for 9/25. We will be emailing them to confirm the date soon.
  • We will be formalizing the description of Resident manager as well as the open Board position of President and hopefully sending out a notice of vacancy soon.
  • We have been notified of other small leaks in the fire suppression system, and will ask Safety Team to take a look. We will also ask what it might cost to replace the whole thing, being aware this is not a realistic goal.
  • The Board agrees to replace both pried strike plates with full-length door astragals, with the idea of slowly replacing all exterior doors with these.
  • We have solicited three bids for the fence repair. Some only priced out the full repair rather than just the failing section, so we will be asking for the scope to be narrowed and will be coordinating to choose one soon.

  • Google Fiber has offered free service to our property. After inspection, it was determined that our building was ineligible without performing some upgrades. We will investigate this in the future.
  • Fitness Room room equipment procurement remains on hold.

Security

  • No vehicles reported stolen in August. A firm reminder to never store your remote keys in your car.
  • No locker break-in attempts reported in August. Please don’t store valuables in lockers. Please also secure your locker with a high-quality lock to avoid and deter future break-ins.
  • No package thefts were reported in August. Please pick up your packages as soon as they arrive or, better yet, schedule them to be delivered to a more secure location like your work address or an Amazon locker.

  • Rule 3.12 – Rules & Regulations state that Realtor key boxes must be removed within 7-days of the sale or lease of the unit. Otherwise, there should be no other key boxes attached to the fencing anywhere on the property. All non-Realtor key boxes will be immediately removed and disposed of without notice.
  • Recycling reminders: Our recycling rules are identical to the City of Seattle’s. Please break down boxes, toss most packing materials into the trash, as most are not recyclable. IF IN DOUBT, THROW IT OUT. All plastic packaging is not recyclable. Paper towels are not recyclable. Caps on bottles are also not recyclable.

ALL RECYCLABLE ITEMS MUST BE CLEANED PRIOR TO PLACEMENT IN THE BINS

  • Rule 4.10 – DO NOT leave garage remotes in your vehicle. Non-resident owners, please discuss this continued security issue with tenants.
  • Rule 3.17 – It is our individual responsibility to secure the building. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose.
  • Rule 3.5 – Smoke from several units has been leaking into the hallway. This has been creating a persistent odor in the hallway and affecting other residents on the floor. As a reminder of the rule – “No owner or occupant shall make or permit any loud, excessive, or disturbing noises or odors by himself or herself, his or her family, employees, agents, or visitors, nor do or permit anything that will interfere with the rights, comforts, or convenience of any condominium owner or occupant. NO SMOKING IS PERMITTED IN THE COMMON AREAS OR GARAGE.” Violators will be fined and potentially charged to remove the odor in the hallway.

Things to Always Remember

  • MODIFICATION OF UNITS: Please review the Rules & Regulations prior to any modification of the unit (Rule 8.1 through 8.10). If one is planning to remodel their unit or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours to when the units are mostly unoccupied. All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall submit a request to the Board, which will render a decision.
  • PARKING IN GARAGE: The two (2) dentist office parking spaces are not to be used for guest parking. There is no guest parking in the garage, as all spaces are assigned. Unauthorized vehicles may be towed without warning at the vehicle owner’s risk and expense (Rule 4.1). Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided the Board a list of vehicles to tow on sight. NO WARNING!
  • WATER SHUT-OFF VALVE: There is a water shut-off valve located in every unit above the water heater. This valve will shut water off to your entire unit without affecting the whole building.

New Business

  • The Board will be posting a notice regarding the open position for the Board president.
  • The Board is looking for someone to fill the role of building manager, who would be responsible for small tasks around the building like painting over graffiti, watering plants, changing lightbulbs, picking up trash, etc. We are exploring external options and internal options. If a homeowner was engaged, they would have a discount on the HOA dues. Concrete details to come, but please let us know if you are interested.
  • The Board has decided on a bid to repair the 5th floor decks. The work should begin shortly.
  • We are on schedule to repair the leaks in the garage by the fire sprinkler. Safety Team will be coming to get measurements, then fabricating and replacing the pipe components. When this happens, the water will be shut off to the building; we will provide advance notice.
  • A homeowner has reported a new leak in the parking lot, which doesn’t appear to be related to the fire sprinkler system. We will get a bid to repair this.
  • The ceiling tile repair is complete and looks good.
  • As a reminder, do not let solicitors into the building. This is a safety concern. Anybody in the building should be escorted by someone who lives here.
  • Several bikes on the bike rack have not been touched since the bike parking re-accounting two years ago. We will be removing these bikes. Jonathan will also be following up with people who have held bike spots for some time to see if they still need them.

New Business

  • Jay’s term as President is ending and the position will be open as of the Annual Meeting. Thank you for your service on the Board, Jay, especially through the difficult transition period!
  • Two vendors have provided bids for the 5th floor deck repairs. We are following up with the last vendor for the third bid.
  • We have agreed to a bid to repair the ceiling tiles in the exercise room. Condensation around the pipes above the ceiling was causing water damage and so the pipe will be insulated and the ceiling repaired.
  • Regarding the pipe leaks in the garage from the sprinkler system, the Board has agreed to the Safety Team’s bid. This repair will require the water to be shut off to the building, so plenty of notice will be given. We will be coordinating especially with the dentist for a date for this.
  • Regarding water pooling in the courtyard, we have received one bid; another vendor declined to bid as they thought the amount of engineer work required would go beyond their expertise. The Board plans to have this as a discussion item at the Annual Meeting and proceed from there given the temperature of the Association.
  • A resident has raised concerns about the integrity of the fence. As this does concern other homeowners who have their patios behind the fence, this will be another topic at the general meeting.
  • We have obtained a schedule for the elevator work, which is set to begin in late September. The elevator will be out of use for some two weeks.
  • It should be noted that Brian and Jay have taken on many miscellaneous tasks around the property, such as painting over graffiti, adjusting the courtyard timers, etc., but they cannot be expected to do this forever and it is outside the scope of their job. We will be bringing up the question of finding a suitable arrangement for a building manager to do these types of tasks at the annual meeting.
  • We have been advised by the city that since Ambassador I is the contact listed for utilities, they should be the ones coordinating things such as oversized trash pickup, and have communicated this to them.

New Business

  • Reminder to all that the Annual Meeting is tentatively scheduled for Wednesday, July 19th. We will be sending notices and packets soon.
  • We have decided to pursue re-classifying the exercise room as a common element. Our lawyer will be figuring out how the common area interest can be divided, then we will follow up with the county.
  • The Board is in the process of updating garage spot ownership records, which is not an insignificant time investment.
  • We are soliciting bids for repairs for the 5th floor decks. Vendors should be coming out shortly to present their bids within the next month.
  • Seattle City Light has contacted us to let us know we have a credit of 536.80. We have chosen to apply this as a credit rather than a refund.
  • We are expecting a second proposal for water drainage issues in the courtyard shortly, and will be reviewing next steps once it is ready. It seems the scope of the second bid will be fairly different from that of the first.
  • Members of the Board are following up with TK Elevator for a better date estimate and a precise description of the extent of the security camera to be installed inside. We don’t expect to get scheduled in before September.
  • The ceiling tile in the gym is damaged. Ashley will reach out to ask what’s going on there.
  • We have received a ballpark quote for converting keys to fobs for the whole building at 70k to 100k. This issue is on our radar.

  • The Board has received a bid for the water pooling in the courtyard. We are looking to get a second bid for the work.
  • Regarding the fire alarm system in the x04 stack, it is our understanding that the problem has been fixed, but Fire Safety Pros flagged it as a concern as they were unable to fully test it due one of the units not allowing access during the fire alarm inspection.
  • We have a bid for repairing the leaks in the sprinkler system in the garage. The work requires us to fully replace parts of the pipe. Likely, the water supply will have to be shut off when this work happens, so it may have to be scheduled quite far out from now.
  • The county confirmed that the exercise room being labeled as a commercial unit was done when the building was constructed, after Cosmos divided the dentist space and the exercise room. The county has also advised that in order to change the status, we issue an amendment to the declaration, which will be presented and voted on by the association.
  • MacLeod came out to inspect the door at the 2nd floor entry, which showed evidence of intrusion. For the time being, they have put deeper screws on the strike plates, which should prevent prying, and which the Board intends to do ourselves for all the doors. They are also putting together a bid for a new frame to replace the split frame,
  • The Annual Meeting is tentatively scheduled for Wednesday, July 19th.
  • The opt-in mailing list for Ambassador II-related announcements is now available on our website. Subscribe for email notices of public announcements pertaining to the building, such as window-washing, dryer vent cleaning, etc. notices. Note that the Board does not maintain this mailing list and will not subscribe or unsubscribe you.

  • Google Fiber has offered free service to our property. After inspection, it was determined that our building was ineligible without performing some upgrades. We will investigate this in the future.

  • Rule 3.5 – Smoke from several units has been leaking into the hallway. This has been creating a persistent odor in the hallway and affecting other residents on the floor. As a reminder of the rule – “No owner or occupant shall make or permit any loud, excessive, or disturbing noises or odors by himself or herself, his or her family, employees, agents, or visitors, nor do or permit anything that will interfere with the rights, comforts, or convenience of any condominium owner or occupant. NO SMOKING IS PERMITTED IN THE COMMON AREAS OR GARAGE.” Violators will be fined and potentially charged to remove the odor in the hallway.

Things to Always Remember

  • MODIFICATION OF UNITS: Please review the Rules & Regulations prior to any modification of the unit (Rule 8.1 through 8.10). If one is planning to remodel their unit or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours to when the units are mostly unoccupied. All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall submit a request to the Board, which will render a decision.
  • PARKING IN GARAGE: The two (2) dentist office parking spaces are not to be used for guest parking. There is no guest parking in the garage, as all spaces are assigned. Unauthorized vehicles may be towed without warning at the vehicle owner’s risk and expense (Rule 4.1). Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided the Board a list of vehicles to tow on sight. NO WARNING!

  • A homeowner brought up the water intrusion in the lobby as a source of concern. We will be reaching out to companies to get a drainage report and proceed from there.
  • Our legal representation is in contact with the county to re-assign the parking lots to the owners of each unit, which should hopefully sort out the matter of garage taxes in the future.
    • We will also be asking them to rectify the classification of our exercise room as a commercial space (as it is not one). In the future, we should pay no taxes on the exercise room. 
  • Invoices for garage taxes have been sent to Ambassador I residents.
  • Fire Safety Pros has not responded to our request to repair their wiring job in the x04 stack. Thus, we’ve decided to contact the Safety Team instead to fix four small leaks in the sprinkler system in the garage.
  • The repairs in units affected by the hot water failure in 203 should all have been completed, with only the roof of the gym outstanding.
  • The Board will be engaging someone to come out and assess the condition of the fence, and give us a quote for replacing it. If the fence is rebuilt, we will be soliciting quotes for different fence styles for form, function, and safety considerations.
  • We will soon be setting up an opt-in email distribution list on the Ambassador II website. This should allow anyone, owners and residents included, to subscribe or unsubscribe (managing their own subscription) and get notifications about window washing, water shutoffs, fire alarm testing, or other relevant notices. This mailing list will only contain information we would be comfortable posting publicly on the website.

  • Fire Safety Pros came out for their annual fire alarm safety testing. Several units were not reachable; we will be reaching out to schedule and charge for a new service visit for the testing to be done.
    • Fire Safety Pros also noted that the x04 stack alarms were not working, despite how, on October 26, they had fixed the wiring issues and confirmed that it was working again. We will be following up to ask them to fix and test it properly.
  • We received an estimate from Fire Safety Pro for 2 pinhole leaks in the garage. These are apparently not an emergency, but should be fixed sooner than later. We will wait for a resolution on the x04 stack wiring before proceeding with any work.
  • We also noticed a separate leak above parking lot 74. Ashley will reach out to a plumber.
  • Restorations around the property are proceeding. Work in 506 and 103 is underway, 
  • In accordance with the Third Amendment to the Ambassador ll Declaration, the Board agrees to assign the cost of the insurance deductible for mitigation and repair of all units affected by the hot water heater leak to unit 203.
  • We have reached out to a couple companies to get a quote on deck inspections, following several reports of similar soft spots in decks. 
  • We will be soliciting an estimate and schedule for window washing in April.
  • Kate noticed that the building lights on the Howell St side are never turned on and that this might be an easy fix around the property. As they are very high up, we will be reaching out to someone to inspect them and see why.
  • Following a couple months of investigation after a homeowner’s inquiry, we have discovered that the city has labelled (and been charging taxes as though) our exercise room as a commercial space, which is incorrect. We will be reaching out to the City to inquire about changing the classification. We will be hopefully moving this along as quickly as possible to resolve this before the April 30 tax payment deadline.
  • Property Concepts is preparing invoices for all Ambassador I homeowners with garage spots for three years of garage taxes.

Things to Always Remember

  • MODIFICATION OF UNITS: Please review the Rules & Regulations prior to any modification of the unit (Rule 8.1 through 8.10). If one is planning to remodel their unit or make substantial construction noise, it is courteous to contact all surrounding units and restrict work hours to when the units are mostly unoccupied. All work should be done within the unit boundaries. An owner or contractor wishing to use common area space for storage or work space shall submit a request to the Board, which will render a decision.
  • PARKING IN GARAGE: The two (2) dentist office parking spaces are not to be used for guest parking. There is no guest parking in the garage, as all spaces are assigned. Unauthorized vehicles may be towed without warning at the vehicle owner’s risk and expense (Rule 4.1). Non-resident owners, please advise tenants of this continued parking issue. The dentist office has provided the Board a list of vehicles to tow on sight. NO WARNING!
  • WATER SHUT-OFF VALVE: There is a water shut-off valve located in every unit above the water heater. This valve will shut water off to your entire unit without affecting the whole building.

Old Business

  • Unless there’s an emergency, tenants may not directly contact Board members or Property Concepts. They need to contact the unit’s owner or owner’s representatives with any property concerns.
  • Replacing the timer for the garage exhaust fan will be included in next year’s budget.
  • Here’s notice that the Board will be enforcing the Rules & Regulations. Warning notices will be sent to unit owners with fines following if the violation has not been resolved.

New Business

  • Kate has been appointed the new member-at-large by unanimous board vote. Welcome, Kate!
  • A flooding incident in December affected many units in the west building. Currently, Servpro has been working on mitigation. The Board is still getting quotes for repairs for all the units affected, which includes coordinating with each unit owner, and we hope to expedite this process now that the holidays are over.
    • We are reviewing our insurance documents for how payment will be handled.
  • Speaking of insurance, the Board is reviewing documents and preparing to renew our insurance.
  • The Board is continuing to pursue efforts to collect owed garage taxes from Ambassador I.
  • We have confirmed that no taxes are owed on the exercise room. We will investigate whether this tax was ever paid.
  • Bulger has fixed the alley garage door and added the astragal
  • We have also provided Bulger with the information needed for them to estimate a quote for the fob conversion.

Committee Reports

  • A homeowner has set up a forum for homeowners: https://www.facebook.com/groups/ambassador2seattle/
  • Google Fiber has offered free service to our property. After inspection, it was determined that our building was ineligible without performing some upgrades. We will investigate this in the future.
  • Fitness Room room equipment procurement remains on hold.

Security

  • No vehicles reported stolen in December. A firm reminder to never store your remote keys in your car.
  • No locker break-in attempts reported in December. Please don’t store valuables in lockers. Please also secure your locker with a high-quality lock to avoid and deter future break-ins.
  • No package thefts were reported in December. Please pick up your packages as soon as they arrive or, better yet, schedule them to be delivered to a more secure location like your work address or an Amazon locker. 

Rules

  • Rule 3.12 – Rules & Regulations state that Realtor key boxes must be removed within 7-days of the sale or lease of the unit. Otherwise, there should be no other key boxes attached to the fencing anywhere on the property. All non-Realtor key boxes will be immediately removed and disposed of without notice.
  • Recycling reminders: Our recycling rules are identical to the City of Seattle’s. Please break down boxes, toss most packing materials into the trash, as most are not recyclable. IF IN DOUBT, THROW IT OUT. All plastic packaging is not recyclable. Paper towels are not recyclable. Caps on bottles are also not recyclable.

ALL RECYCLABLE ITEMS MUST BE CLEANED PRIOR TO PLACEMENT IN THE BINS

  • Rule 4.10 – DO NOT leave garage remotes in your vehicle. Non-resident owners, please discuss this continued security issue with tenants.
  • Rule 3.17 – It is our individual responsibility to secure the building. Before proceeding away from the building or to your parking space, please wait for the Summit Ave garage gate to close completely. We strongly advise residents to never leave anything in vehicles or lockers that one does not wish to lose.
  • Rule 3.5 – Smoke from several units has been leaking into the hallway. This has been creating a persistent odor in the hallway and affecting other residents on the floor.
